House Appreciation Rises, Which Means it’s Time to Buy.  Here is Why!

Housing Prices Are Going Up in the San Antonio Market and So the Question Arises

Is it time to buy or should I wait and see if prices go down next year.? Given the uncertainty of financial markets in the 2nd half of 2017 adds to the complexity of the question. But, we think the answer is YES, it IS time to buy. Especially now, in San Antonio. Here is why.

In San Antonio Today, Inventory is High

An outstanding selection of new homes for sale is a plus for the new home buyer. While the prices of those homes may be modestly increasing, the large number of homes available means it's still relatively easy to get into a new home. With inventories plummeting in other parts of the country a large selection to choose from is a plus for the San Antonio Market.

Homeownership Remains a Solid Investment for Individual Households

Buying a new home has a track record that can compete with any other purchase in terms of its real benefits. Buying allows families to build financial security as the equity in their home increases and affords families the stability of a beautiful home and a place in a community that adds richness to life. As homeowners repay mortgages, debt declines all while the wealth and equity in the home grows. Compared to other investments, such as stocks, a home is a relatively stable investment.

Home Ownership Offers fantastic Tax Incentives

It’s by far the biggest and best tax break for middle America. Collectively, homeowners save nearly $100 billion annually on mortgage interest and property deductions alone. These tax incentives are designed to make owning a home more affordable, and in most instances, all of the interest and property taxes you pay in a given year can be fully deducted from your income to reduce your taxable income. These deductions can result in thousands of dollars of tax savings, especially in the early years of the mortgage when interest makes up most of the payment.

Owning a Home is Like Investing in an Automatic Savings Account.

You accumulate savings in two ways. Every month, a portion of your monthly mortgage payment goes to the principal, reducing the overall loan amount. Each year, a greater percentage of your mortgage payment goes to paying down the principal. Second, your home appreciates over time, making it one of the very best financial investments. As your property appreciates, you build up equity in the home, increasing your household wealth.

Owning a Home Provides Price Stability for Your Living Costs

While a rent payment can change substantially from year-to-year, you will have the same monthly payment for 30 years under a fixed-rate mortgage. Even if you choose an adjustable rate mortgage, your payment will stay within a certain range for the entire life of the mortgage. With interest rates today running near historical lows you can have confidence in your decision to buy. Finally, knowing mortgage payments will stay the same month after month provides households with a sense of financial security and also acts as a hedge against inflation.

Yes, home prices are rising, but that doesn’t mean that you should wait to buy a new home in San Antonio. Getting in on the very accessible market is a great investment for the future of your family.

Buying a House in San Antonio is Very Affordable

The San Antonio real estate market remains more affordable than most major markets around the country. The average home price in San Antonio is approximately $200K, even after accounting for home appreciation values that Texas has enjoyed. With the current median home price in at nearly $20,000 less than the national average, the San Antonio real estate market remains healthy and consistent. Scott Felder has a variety of inventory in the most affordable price ranges.

The Foxbrook Community offers new homes near the town of Cibolo, TX, just 20 minutes from the heart of San Antonio and just off IH-35 and FM 1103. An abundance of local dining, entertainment, and shopping, including The Forum, are nearby. Foxbrook features 65' wide homesites and 40-45' wide homes. The ample space creates a lower density of homes and green space for homeowners to enjoy.

Here are some examples of the affordable new homes available in the Foxbrook Community.

Bringing the Beach to Your Austin Home

Austin is a great place to live and play – live music, great food, fantastic parks for running, biking and hiking, and of course, endless, year-round activities for people of all ages. And while it may be far from the ocean, Austin does have a laid-back, eclectic coastal vibe, making it easy for you to bring the beach to your home through decorating and home accents.

1.Bright and White. An easy way to bring the beach atmosphere to your home is to decorate using white and bright accents. Painting your sunroom or family room white or using white furniture with bright blue and sea foam green accents creates an airy, beach environment. Slipcovers are also a great way to change your furnishing for the summer to a bright white and throw pillows in bright colors with nautical themes are perfect to bring the beach to your home.

2.Louvered doors. If you have a sunroom, porch or other room with outdoor access, consider adding louvered doors to create a beach house feel. When open, they let in the sun and warmth but easily close to shut out the elements.

3.Coastal flare. Just a few pieces of coastal or nautical furnishings can transform your inland home to a beach bungalow. An area rug with palm leaves or other coastal patterns can transform your great room into your own tropical paradise.

4.Wicker in and out. Wicker furniture, whether you in your home or on your patio, is a great way to achieve a coastal feel for summer. From relaxing patio lounge chairs to a wicker living room set, wicker is the ultimate material to create a beach atmosphere in any home. T

5.Seasonal wall. Want to add some beach style to your home without changing your entire décor? Choose an accent wall or large bookcase to display your love of the beach. One wall in your main living area with beach paraphernalia such as antique glass buoys, seashells, starfish and netting can create a wonderful nautical theme without requiring a major change.

Austin is a great place to live, even without the beach. If you’re looking for a change of scenery or have already decided to purchase your Austin home, let our experts at Scott Felder Homes help you build your dream home or check out our available homes for sale today. With a wide variety to choose from and plenty of design options, Scott Felder Homes is your number one Austin builder.

How Floor Lamps Create Lighting Ambience Throughout Your Home

Lamps are more than just tools to add light to your home. When lamps are placed creatively throughout your house, they can enhance your décor, adding elegance to your home. Here are a few tips for illuminating your home in ways that not only add light, but ambience, too.

Reading Floor Lamps

If you have limited desk or table space, but want extra light for reading or for your office, a floor lamp is the perfect choice. Before choosing your floor lamp, determine what height works best for you – you’ll want a lamp positioned directly over your head. You’ll also want a lamp that has a movable neck or lampshade. This can help you adjust the light to your personal preferences.

Matching Your Décor

In addition to providing extra light, floor lamps can be a beautiful accent to a room when you choose the right combination of style and design.

-Modern or contemporary. If you have chosen a modern look for your home, a sleek, streamlined lamp may be a good match for your décor.

-Traditional. If you prefer a traditional or classic style for your home, a tapered lampshade is always an excellent choice. Match the shape of the base to the shade; round for round, square for square.

-Accent pieces. For a plain room that needs extra flair, a floor lamp can be a great way to add an interesting accent piece. Choose a dramatic shade or intriguing shape to add both light and pizazz to the room.

Lighting is a very important component to consider when designing your new home and at Scott Felder Homes, our expert designers are here to help you choose beautiful lighting accents that elevate your living space. From move-in ready homes to building your dream home, Scott Felder Homes offers a variety of unique New Braunfels homes for sale, and are with you throughout the entire process, ensuring you create your perfect Hill Country living space. Choosing the Right Patio Furniture for Your Outdoor Oasis

Living in Boerne means outdoor living at its best. With beautiful days and nights all year-round, patio furniture can be just as important – and used just as much – as your indoor furniture.

Outdoor Furniture Functionality Factors

While everyone wants beautiful patio furniture, comfort and functionality is a must. It’s important to consider what type of outdoor living space you’re wanting to create and how much time you plan to spend outside. If you’re like many Boerne homeowners, much of your time will be spent enjoying your patio, making comfort and functionality a key factor when choosing your perfect outdoor furniture.

-Seating. How many people will you need to fit comfortably on your patio? If you have a large family or like to entertain, you will need plenty of seating. Patio sets with couches, loveseats and chairs are good choices for people who have large outdoor gatherings.

-Dining. If you prefer to dine alfresco, you will need a table large enough to accommodate you and your family, plus guests. Patio dining tables are available with large capacities, some with seating for up to 12 people.

-Cushions. If you have a covered patio, you have more options on what type of cushions you can use. However, for patio furniture that is exposed, make sure cushions are easy to keep clean and dry.

Choose Your Patio Style and Layout

Before you begin shopping, determine the amount of space you have available and the style you want to create. Measure your patio area and plan your layout. Doing this will give you a better idea of the size of table, chairs and lounging furniture that can comfortably fit on your patio.

When it comes to style, there are so many options available for outdoor living furniture. From wicker to more durable wrought iron, steel or cast aluminum frames, there are a wide variety of choices. Colors also play an important role, giving you the ability to create a stunning patio that matches your unique style.

Ever notice that the spa feels safe and warm from the minute you walk in? Before you even begin receiving your spa treatment, you already feel more relaxed. Neutral earth tones are often used on the walls and décor, along with soothing music playing in the background, and are easily replicated in the comfort of your own master bath.

Floating Shelves Create Character and Depth For Your Home

When you’re looking for your dream home in San Antonio, consider floating shelves to create character, but also provide a great space to display keepsakes, books, photos and other treasures. Floating shelves come in a wide variety of materials, shapes and colors, and can be used in almost any room to not only add storage space, but add depth.

Narrow floating shelves can be a great way to add interest to your hallways. Consider using thin shelves for pictures instead of hanging them directly on the wall. Family photos and keepsakes can transform your hallway into a sentimental trip down memory lane.

Your kitchen is an ideal spot for floating shelves. It’s a convenient and easy place to store spices, sauces and your favorite cookbooks. Keep them looking tidy and organized by using matching mason jars with decorative tops for storing items like sugar, rice, spices and more.

Placing floating shelves in your bathroom are great for storing lotions, soaps, towels and even toilet paper. These shelves are also a wonderful and cost-effective way to decorate your guest bathroom.

Often, bedroom walls have ample space for decorating. Using floating shelves for art is a creative way to get the most out of both displaying and storing personal items.

Living Room

Create dimension and depth in your living room with floating shelves while showcasing your valuable knick-knacks, art and other display-worthy items.

Creative Headboard Ideas That Make Your Bed a Masterpiece

Today, headboards can be much more than just a part of your bed – headboards can be a work of art, expressing your unique style, taste and personality. And whether your crafty or artsy, or no someone who is, making a headboard can be a relatively easy and inexpensive way to transform your bed into an artistic masterpiece.

Something Old to Something New. If you like a rustic, country feel, try making a headboard from an old door, window, fence, a fire place mantel, shutters or even wooden pallets. You can find interesting pieces at garage sales, refurbishing stores, or even in your own garage – your imagination is your limit when it comes to creating your perfect headboard.

Using Windows, Blinds and Mirrors. Use a window as a natural headboard or create a window effect by putting a valance with curtains as a mock headboard. A large mirror or four-fold dressing screen are two more quaint ideas that offer a romantic touch.

Thou Art Beautiful. Hang a large painting over your bed, or if you’re artistic, paint a mural on the wall. Decals also offer a tremendous amount of versatility.

Hobby Headboards. Use dry-erase or chalkboards for a headboard that’s perfect for drawing or writing whatever masterpiece inspires you that particular day.

4 Tips to Select Flooring Color in Your New Home in New Braunfels

Picking the color of the floors for your house can be a challenging task when you consider all the possibilities. Most types of flooring last a minimum of 7-8 years while styles and furniture may have a quicker turn around. No matter which flooring type you purchase for your new home in New Braunfels--carpet, wood, tile, etc.--you have to decide a color or a shade. Utilize the following tips to help make a better choice.

1.Lighten It

Light color floors are great for brightening up a room. In most homes, light color or neutral beige is used to increase the light within the house, but that should not be the only consideration when determining a floor covering. In most situations, if you have a small room or a low ceiling, a light colored floor is recommended in order to give it an open feeling. If you have a larger room with little natural light, again a light colored flooring is recommended to lighten up the room. On the other hand, if high traffic or pets and children are expected to be an issue, you may want to stay away from light colors except in the case of a light, natural colored wood floor where dents, scratches, and dust are less likely to show.

2.Darken It

In contrast to the light flooring rules, dark flooring is great to make large rooms feel cozy and warm. They are also great for high traffic areas such as hallways. You can get away with using a darker carpet in a smaller room so long as it has a lot of natural light, but be aware that fading could become an issue. It’s worth noting that dark and black colors go well with the contemporary look and for a home office.

3.Contrast or Compliment It

The question of whether furniture and walls should contrast or compliment the flooring can be answered fairly simply. Colors that contrast, or are opposite one another on the color wheel, generally give a room an exciting or entertainment atmosphere. Colors that compliment, or are next to each other on the color wheel, give a room a relaxing feel.

As to wood floors, furniture should not be the same type of wood as the floor. Darker wood floors draw more attention, so if you want the focus to be on another part of the room, a lighter floor is suggested.

4.Sample It

Before you decide on any type or color of flooring, get samples and bring them home. Lay them in different areas and at different times of the day and night. Colors rarely look the same in the store are they do in the home and what we imagine in our mind, doesn’t always look as good in real life. Take several days to evaluate your options. Even if you are not an interior designer, many times your gut will lead you in the right direction.

If you’re planning to build or buy a new home in New Braunfels, come see our staff at Scott Felder Homes. We can help you pick the right flooring for your new home and lifestyle.

Make Your Guests Feel Welcome in Your New Home in Boerne

Living in the Texas Hill Country means you will have plenty of guests that want to come and visit. You don’t have to be a Bed & Breakfast to prepare the perfect stay. Setting up a great guest room can take a little work, but once its set in order, the rest is easy. Keep the furnishings simple, but adequate, and add a lounge chair and TV for extra comfort.

First Impressions

As with just about anything, first impressions set the mood. While you’re cleaning and dusting your guest room, take the time to wash the windows to present a flawless view. After the pillows have been fluffed, set a piece of chocolate on each to give your guests a sweet welcome. Top the room off with fresh flowers and a framed memory to bring a smile to their face.

Freshening Up

One of the most awkward parts of staying at another person’s house is the personal primping time. Take some of the unfamiliarity out of the air by providing those basic essentials that they wouldn’t normally bring or may have forgotten.

-Toothbrush, toothpaste and floss

-Hair brush and comb

-Hair dryer

-Robe and slippers

-Nail clippers and file

-Cotton balls and swabs

-Shower cap

-Soap, shampoo, conditioner, and lotion

-Fresh towels and wash clothes

-Iron and ironing board

If they don’t have their own bathroom to use, put the guest items neatly in their room and be sure to coordinate bathroom times with other users.

Unwinding After the Day

Many people need a little time to relax on their own when away from home, so if you really want to add a touch of welcome, put a small refrigerator with drinks and snacks in their room. A single cup coffee maker with a selection of coffee, tea or hot chocolate would be enjoyed at any time of day. Finally, offer a selection of DVDs, books, magazines and music that you think they might enjoy. Though many people have their own technology to draw entertainment from, your effort will not go unnoticed.

Getting a Good Night’s Sleep

For some people, sleeping at home is challenging enough, much less at someone else’s home. Though you may not be able to accommodate them fully, you can offer a selection of pillows and blankets. Another useful product is a fan/light remote. This offers easy access to cooling down, warming up or simply seeing where they are going in the middle of the night in an unfamiliar place. If you would like to have a little fun with it, add a sleeping mask and ear plugs as well.

Most of all, don’t stress about it being all perfect. Enjoy your guests while they are visiting you and both your expectations will be met.

If you are hoping to build or buy a new home in the Boerne area, contact the experts at Scott Felder Homes. We can help you find the home that meets you and your guest’s needs.

How to Give Your New Home Kitchen a San Antonio Flair

San Antonio is one of the most colorful, lively places in the southwest. It has its own unique flair that sets it apart from any other city in Texas. So if you live in San Antonio, why not emerge your home in the style the culture represents? And no part of your home speaks to culture more than the kitchen. The kitchen is where the family creates warm, savory memories over delicious encounters. Here are a few tips to help create that fiesta feeling in your San Antonio kitchen.

Color, Color, Color

It’s impossible to express San Antonio with pale beige walls or cabinets. Vibrancy is found in lively colors that express the nature surrounding the culture. Avocado green, sun yellow, orange-red hibiscus flowers and the like reflect all that is exciting and beautiful in central Texas.

Traditionally, highly textured burnt-orange walls and floors are the back drop portrayed in the hacienda style. This basic color is then accented by colorful accents such as painting one wall with a mural, using colorful listel floor tiles or a beautiful floor mosaic. The rest of the color is brought in through accessories and furniture.

Furnish with Tradition

Traditionally, southwest flair can go a couple of ways. Most focus on the Spanish culture, or sometimes called hacienda style. This is very old world and can be either eloquent or rustic and sometimes a combination of both. It can be beautifully accented with stone, iron, leather, colorful tile or all of these items. Large crown molding can be used to accent the furniture, cabinets, and the ceilings. Distressed wood is popular as are iron scrolled table legs. Arches are common on hutches and chair backs and door ways.

Accessorize with Nature

Bring the outdoors in with each picture, dish or light fixture. Displaying countryside figurines such as roosters or displaying dishes or pottery portraying avocados, flowers and cactus all represent the landscape that surrounds everyday life. Colorful baskets and blankets can be integrated into the décor of your kitchen by placing them on the walls, counters and above the cabinets.

Nature is also reflected in the rustic cooper or iron scroll-worked light fixtures, cabinet knobs and handles. Cooper pans and utensils also speak to the earth, as do stone or tile counter tops. Hang your copper pans creatively and don’t worry if they look a little worn; it only adds to the character of a kitchen where food and love are combined.

To finish your San Antonio kitchen, add multicolored dishes, glasses and napkins. Having bowls of fruit and fresh vegetables add a convincing appeal, besides whetting the appetite. Then enjoy the sunny feeling your kitchen brings each day throughout the seasons.

If you are ready to build in the San Antonio area, call the friendly staff at Scott Felder Homes to plan your San Antonio home and we can help you make the right decisions to for you and your family’s lifestyle.

6 Landscape Lighting Tips for Your New Home in Austin

Warm Texas nights need to be spent outdoors, but sitting in a yard with only a single light bulb to illuminate your surroundings can seem a bit unromantic. There are so many lighting options available today that will not only brighten your backyard living area, but create a whole new atmosphere. Explore some of the ideas below to find what will make your outdoor life in your new home in Austin more enchanting.

1. Lamp/Tower Lighting

The term path lighting may conjure imagines of short umbrella-topped lights adorning your front sidewalk. Although that type of lighting is an option that may work for your backyard pathways, it is far from your only option.
The traditional lamp light comes in so many styles now, including sleek contemporary towers, that it absolutely offers a decorative option to light pathways and gardens. Strategically placed, these lights will adequately light a path or accent the colorful plants and rocks within your garden.

2. Embedded Lighting

A fairly new type of outdoor lighting is called embedded lighting. This lighting is, as the name suggests, embedded into decking or wooded walkways. It is perfect for using in steps or to light up a wall when within a deck. You can even take things to a whole new level by using color to compliment your outdoor ambience.

3. String Lighting

Formerly known as Christmas tree lights, string lights have become a year-round delight. Now coming in a variety of watts, lengths and styles, it is seen most often in trees creating a mystical atmosphere. Its popularity has since grown and is now used in umbrellas, gazebos, deck awnings and more to create a soft light especially desired while entertaining.

Another form of sting light is the rope light, it is a wonderful way to accent pathways, decking edges, steps and counter tops. It’s fairly easy to install and adds an extra amount of eloquence to any backyard affair.

4. Up Lighting

Up lighting is as it describes, a light pointing up or a spot light. It is used primarily as a decorative lighting to accent walls, focal plants and trees. Creativity is just beginning with the use of these lights, so feel free to explore different options and see how you can enhance your outdoor space.

5. Down Lighting

Adverse to up lighting, down lighting is used similarly to spot light a particular area. It can be used above counters, in awnings, mounted on a wall and pointed towards a table or bench. If hung in a series in a tree it creates a downward light from its branches offering a unique ambiance.

6. Accent Lighting

One of the most incredible outdoor lighting options today is accent lighting. Using combinations of color and design, whole landscapes can be transformed as night falls. Focusing design on fences and walls or displaying neon color in palm trees are a couple of possibilities accent lighting offers. Color lighting in and around a pool offers another remarkable transformation into  an intriguing outdoor haven.

Spring Cleaning: 5 Quick Ways to Organize Your Living Room in Your New Home in New Braunfels

After a winter of indoor living, your living room can take on a cluttered, cramped look. While doing an intense cleaning may improve things in general, there are a few quick changes that can be made that will give your living room a fresh, organized look in your new home in New Braunfels.

1.Get Rid of the Coffee Table

Coffee tables are clutter-collectors. Newspapers, magazines, cups, games, feet and so on find a permanent residence on these room center pieces. Since less time is spent in the house in the summer, remove this optional piece of furniture for the season and give your living room a new spacious feeling. All that clutter may find new places, but they won’t be the focal point

2.Utilize Your Corners

Corners are often neglected functional areas. Fill those spaces with a chair for the occasional extra guest or with a corner cabinet for extra storage. To create an alternative area, put a small two-seated table in a corner for sipping coffee, playing games or having an intimate chat away from the main attraction.

3.Relocate the TV

If you haven’t already, put the TV on the wall. There are great media consoles that blend well with other furniture pieces to give your room a classy, less TV-focused look. In fact, with today’s technology, the TV can be put almost anywhere, including the option to flip it around to be used in the adjoining room.

4.Use Your Vertical Space

Walls make up a large part of a room. There are several options on how to use this commodity to compliment your room and your life style. In a smaller room, use your walls to create the illusion of space by hanging up a large mirror on one wall. To further the effect, add a few shiny glass or metal accessories and it will feel like summer has entered your home.

If your living room just has too many tables and would benefit with more floor space, use your walls for shelving. Eloquent built-in shelving would be ideal, but putting up some fashionable vertical shelves positioned by chairs and sofas can replace end tables leaving more open space around your furniture.

5.Change a Few Pieces of Furniture

Another great clutter-buster is multifunctional furniture. A coffee table with shelves or drawers gives the option to keep books, magazines and gaming devices out of sight as do ottomans that have storage options within them. Another cute option is to put a chest or shelf behind a couch to keep blankets and other items your family likes to have in their living area.

Making a few changes in your home a couple times a year not only adds new life and maximizes functionality, but it inspires the creativity to make your house a home.

If you’re ready to build a home in New Braunfels, contact our experts at Scott Felder Homes and we will help you find the house that fits your needs. Spring is a great time to start designing a new house that you can make into a home for your loved ones.

6 Gardening Trends to Keep in Mind for Your New Home in Austin

When you are putting the final touches to your home, it’s time to make the landscaping decisions. Deciding what to grow and where can seem overwhelming, but if you start with some basics, you can build on them over time. As you live and grow in your home, so will the functionality of your landscaping. Use some of these “growing” trends to get started.

Put Your Plants Where They Will Be Happy

This is a trend that transcends the ages. When planning your landscaping, look for the plants that best fits the area you want to fill. If it’s shady, find shade-loving plants such as the Impatient, American Beautyberry or Flame Acanthus. If it is an area outside the sprinkler range, purchase a drought resistant plant such as the Desert Olive or Kidneywood. Put the right plant in the right place and you will save both money and likely the plant’s life.

Native Appeal

Nowhere is this trend more important than Texas. You don’t have to live in Texas long to know that not all plants belong here. With rain being a feast or famine ordeal and the sun reaching near torturous temperatures, it pays to purchase native plants.

There are several beautiful shrubs and vines that flourish nicely in Texas conditions. Two that flower all summer are the Texas Bird of Paradise and the Passionflower Vine. The Purple Smoke tree, though not a flowering tree, offers a beautiful foliage just with its leaves. Mix and match native plants and you will have a beautiful flourishing landscape all year round.

Natural Use of Water

More and more thought is being put into utilizing rainwater run-off in landscapes. With water being at a premium, it only makes sense to use what nature gives you. What’s more, plants love natural rain. Plan for water spouts to empty in an area where moisture loving plants are awaiting the benefits. To make things even more interesting, find a rain-induced flowering shrub such as sage to not only benefit from the water, but show its gratitude with its beautiful lavender flowers.

Edible Ornamentals

Many fruit bearing and edible plants can double as landscape plants. Strawberries not only spread naturally as a ground cover, they produce fruit a few times a summer in Texas. Herbs such as oregano and basil continue all year in Austin’s climate. Though messy, the peach tree can provide wonderful shade along with its delicious fruit.

Pollinator Gardens

Butterfly and bee enthusiasts everywhere endorse designating a portion of your precious land to nourish the pollen loving creatures. Milkweed, Black-eyed Susan, thyme and other nectar rich flowering plants will make your garden a-buzz with activity. Birds, too, will frequent your small sanctuary to complete the storybook atmosphere.

This tried and true technique is still an attractive way to accent your patio and lawn. Potted plants look great with outdoor living spaces. Place small or large potted plants around the pool, fire pit area or lounge area to bring color and life to your outdoor environment and, in the colder months, use them to enhance your home’s interior.

If you are ready for a new home, call our expert homebuilders in Austin at Scott Felder Homes to start designing your outdoor living space today.

Decorating with Slip Covers in Your New Home in Boerne

Once thought of as cheap and sloppy, slip covers have come a long way in today’s world of home design. Giving versatility and longevity to old and new furniture a like, exploring the multiple uses available can enable you to create a new look for any room within minutes. Explore some of the options below and consider whether slipcovers can add character to your home.

Not Your Grandmother’s Slip Covers

Well-made slip covers can barely be recognized as something that isn’t the original part of the furniture and in many cases, may even look better than what is underneath. Previously a slip cover was merely a fabric thrown over and tucked into and around a chair or couch. Today, they can be custom fit, including cushions. No more sagging and dragging. Remove and clean them as necessary or change them out for an entirely new look.

Slip covers can also be used for a variety of purposes. Originally used to cover old, worn furniture, now they can add style, color, and create a completely different atmosphere in a room. Cover older furniture to match with newer furniture, cover a chair to match a bedroom design, or after a long winter, put on a spring look to brighten the room. The possibilities are endless.

Not Just for Living Rooms Any More

The idea of slip covers has taken on a whole new life in home design. One popular slip cover is for the dining room chair. From formal to a quaint cottage feeling, solid to floral, these chair covers not only offer protection to the chair, but the ability to create whatever type of dinner atmosphere is needed.

Another interesting creation is a slip cover for stools. Now your stools can match or compliment your curtains, tablecloths or chairs. Use stool covers on a regular basis for the family and then remove when entertaining to show off the original savvy stool cushion.

Tables can even sport a custom fit slip cover. Use them on round dining tables or end tables for a cute look that not only added uniqueness, but, if the table slip cover is padded, heat protection can be a plus as well. Added bows or ruffles will present that dainty feeling when having tea or playing bridge with the girls.

Slip covers can be made for the bedroom head board leading to multiple facets of design. Match the curtains, table, or side chair for an added country feel or transform your bedrooms seasonally with multiple selections to mix and match with the rest of your bedroom ensemble.

No matter what room or piece of furniture, slip covers are a simple way to enhance or reinvent any living space in your house. Interchangeable and washable, they offer new and extended life to your furniture.

Bedroom Decorating Ideas for Your New Home in San Antonio

Your bedroom is the first place you see in the morning and the last place you see at night, so putting a little extra effort into creating a place that reflects how you want to feel can truly effect your overall day. Inserting the right mood into your bedroom décor doesn’t have to be expensive or time intensive. It may just require a little bit of imagination. Here are some ideas to stimulate some thoughts regarding what you might like to do with the bedrooms in your home.

Soft and Romantic

If you see your bedroom as a place where soft music should be playing with candlelight at night and soft sunshine in the morning, then there are several directions you can go. Keep your colors neutral or pastel, even white, to create a relaxing, tranquil free. Antiques work well with the romantic look, as does needlework and lace. Put in a chair or table, a brass or hurricane lamp, and add some pictures in oval antique frames to finish the look.

If a modern, contemporary look is more your style, use soft blues and/or browns with a white base. Use multiple pillows and a duvet to create an inviting bed. Less is more in this case, allowing the busy mind to relax. You can use a book case as a night stand or for a more romantic look, a glass table. If you need some type of design to engage you, put an area rug in the room to give that little bit of zip.

Country Sunshine

If you want to feel the sunshine when you wake up, add some color. A quilt either on the bed or hanging on the wall or headboard will bring your room to life. Go rustic and add a hutch with some books and dishes. Of course, if it’s your thing, some rooster accents will help welcome the coming up of the sun. Throw a couple of braided rugs next to the bed and a rocking chair, and the warmth will emulate immediately.

You don’t really have to go farm to get the country feeling. Try to use bold colors like red, blue, green or yellow. You can stay with one color, using solids, prints, and flowers to mix and match on the bed and windows, or use several colors to create a vibrant atmosphere. Throw in some white furniture or walls to extenuate your color.

Life’s Sanctuary

If the bedroom is the place to go just to get away, color may not be the focus, but instead, functionality. A comfortable desk and chair for writing or reading and a book case with a variety of books to browse through added to a lounge chair that is big enough to curl up on, will provide just the place. Put a fluffy comforter on the bed to plop down upon along with some plants to give it that homey feeling.

Spring Color Palettes for Your New Home Austin

Nothing says spring like soft, bright colors, both inside and outside your home. As the tulips pop up out of the ground and bloom, it is time to give your new Austin home a spring color makeover. This spring, bring your indoor design to life by adding the new spring colors that are all the rage this year. Here are a few ideas on how to add this fresh palette of spring hues to your new home.

Blush. This palest of the pinks is a lovely way to spruce up your home with light, soft color. Blush can be used to give an old piece of furniture new life. Paint an old rocking chair or a bistro table for your sun room with this soft pink for a spring fling.

Canary yellow. Bright, energetic canary yellow is a perfect addition to any room where you want to be creative and inspired. Add some bright yellow vases to your office or kitchen or other accent pieces, bringing that high energy into your work spaces.

Mint. Spring always has green in its color palette and this year that green is in the lovely shade of mint. Consider adding mint placemats and napkins to your dining area to incorporate this spry color into your new Austin home.

Cobalt. One of the more vivid colors this spring is cobalt. This bright blue is best used in small doses to brighten an area. Adding cobalt throw pillows on a white couch or loveseat can be a wonderful way to bring this stunning hue into your home.

Raspberry pink. There is always pink in a spring palette and this year is no exception. The rosy, raspberry pink in this year’s color scheme for spring is a soft, warm addition that can give your home a new style. Consider adding this to an accent wall to spruce up your space.

Ocean breeze. A pale blue or turquoise is another beautiful color that is trending this spring. This call to the ocean is perfect for your guest bath. Add a pale blue-green dish full of shells as an accent piece, along with matching towels to bring spring into the room.

Bright coral. Even orange hues can have a place on this year’s spring palette. A bright coral can be used to add a flare to a boring space. Try using a few different small pieces in the same area with this vivid hue to create interest.

Every season is a chance to have fun changing the décor inside your Austin home; it is especially fun when it is a home you helped design. DIY Projects You’ll Regret Doing on Your Own in Your New Home in New Braunfels

It can be tempting to want to save money on home improvements by doing them yourself. However, many homeowners have already gone down this road and found out that some projects are better left to the professionals. While there is nothing wrong with wanting to tackle DIY projects around your home, keep in mind that biting off more than you can chew can end up costing you more in the long run. Here are a few common DIY projects you may regret trying to do on your own in your home in New Braunfels.

Installing Intricate Flooring

One of the most common DIY projects that can go wrong is trying to install new flooring on your own. Hardwood floors, tile and even carpet can become fiascos when inexperienced homeowners try their hand at installing these materials themselves. Trying to create seamless transitions, cutting the right sizes and measuring height levels must all be done to exact specifications. One wrong measurement can cause you to restart the whole project over, costing you time and money. It can be worth the investment to have a professional installer do the job right the first time.

Adding or Refinishing an Attic/Basement

You want to add more space to your home for your growing family, but doing it on your own may not be the best idea. If you have a basement or attic that is only being used for storage, it may be enticing to renovate those areas to create more living space. Just keep in mind that doing it on your own could be a mistake. Spaces that are not finished in your home like the attic or basement are also usually not kept at an even temperature and may have mold, mildew or other moisture problems that are best handled by a professional.

Building an addition to your home or expanding a room is another way to create more living space; it is also another good way to get in over your head in a DIY project. Small mistakes can lead to big and expensive problems that could be avoided by hiring a contractor.

Outdoor Living Projects

Even when you keep your DIY projects outside, it can still be regrettable to do some of these on your own. Adding a garden pond or building a new deck may seem easy enough when you watch a video on YouTube, but beware. Garden ponds can make a giant mess if the liner is not installed correctly, costing you more in cleanup than it would have cost for professional installment. With a deck, you don’t want to jeopardize safety to save a little money.

Looking for a new home in New Braunfels that doesn’t need improving? Talk to our team at Scott Felder Homes. We can work with you to build the home of your dreams with all the space you need, the right flooring and even the outdoor amenities you want. Call us today to put an end to your DIY issues with a new home.

Dining Room Chair Styles for Your New Home San Antonio

It is not just the table that makes your dining room stand out in the crowd. In fact, the chairs around your table are often the first furnishing that people see when they enter your dining area in your home in San Antonio. If your dining room chairs are outdated or just worn out, there are many beautiful style options that can transform your dining area from forgettable to fantastic. Check out these dining room chair style options for your San Antonio home.

Revamp with Vintage

Sometimes something old is the best way to find something new. Vintage dining room chairs, unmatched and even in various colors can create an eclectic look for a unique dining room style. Of course, the chairs needn’t be truly vintage or antiques. Many stylish furniture boutiques offer modern-vintage chairs that have an antique style with modern materials.

Contrasting Colors

You’ll find more dining rooms moving away from the matching chair and table set and furnished with contrasting colors. Modern dining rooms may have a plain table with brightly colored chairs for a contemporary style.

New Texture Upholstery

Bring your old dining room chairs back to life with new upholstery. Often a new texture or color pattern for your chairs can give them a whole new look. If you have chairs that are functional and in great shape, consider giving them a makeover with new upholstery.

Curvy Chairs

Curves are back in style, especially when it comes to chairs. Soften the style of your dining area with rounded or curved chairs that are comfortable and trendy. Remember the rounded and oval chairs from decades earlier? Expect to see these styles available in modern materials and colors to update your dining room.

Mix It Up

Uniformity is at an all-time low when it comes to dining room chairs. Play with different levels of chair backs to give dimension and depth to your dining room. High backed captain chairs paired with low back guest chairs are a common combination in modern dining rooms.

In homes with a flair for creativity, the dining room has become a place to experiment with new innovative seating options. Soft seating paired with love seats and other seating can create an intriguing dining room style for those with a desire for a memorable dining experience for their guests.

Benches are Back

Country kitchens commonly had benches at their tables. Now you will find benches even in the most elegant dining rooms. Lovely wooden benches or padded options with matching end chairs are gracing many modern dining rooms this year.

Ready to build your new home in San Antonio with a large dining room for all your guests? Call us today at Scott Felder Homes to begin planning the ultimate home for your family. Choose a design that will be perfect for entertaining and fun to decorate with new furniture, including stylish new chairs for your brand new dining room.

Walk-In Closet Organization Ideas for Your New Home Boerne

Nothing beats a walk-in closet for roomer clothing storage, but even a walk-in layout can become cluttered if not organized correctly. Before you know it, your shelves are piled high and your hanging area is full, making it hard to find anything you need. If your walk-in closet has become a mess in your home in Boerne, here are some organization tips to clear the chaos and create more storage space.

Light Up Your Storage

One thing that is often neglected in walk-in closets is adequate lighting. Regardless of how well your closet is organized, it is difficult to find what you need in a dim room. Add overhead lights that illuminate the room and consider lights under shelves for dark corners.

Double-Up Your Hanging Rods

If you only have one level of hanging rods in your closet, make more room by adding a second level rod. Shirts and other short items don’t need all the extra space that is lost underneath. Have one small section for long items such as coats or dresses, then have a double rod design for your shirts and folder slacks.

Wire Bins and Shelves

Organize your folded items by adding wire shelves and bins for ultimate storage. Wire closet organizing shelves are ideal as they allow air to surround your clothing, keeping them fresh and fighting moisture. Designate shelves for sweaters, jeans and other items to make it easy to find the item you need when you need it.

Shoe Storage with Style

Get your shoes off the floor and protected in style with the addition of shelved shoe storage. Cubbies on the back wall can be a great way to easily find the shoes you are looking for; make them safe from intruding insects by placing each pair in a sealed, clear plastic container that fits neatly into each cubby. Never worry about putting your toes into a shoe hiding a spider or scorpion again.

Access to Your Accessories

Adding thin drawers for your belts, scarves and other accessories can make it simple to find the perfect accent to your outfit. Use drawer separators to create rows that easily contain rolled up belts, watches or folded scarves so you can see every accessory you own at a glance. Use your shoe cubby for handbags, pairing matching items together for quick outfit assembly.

Hide the Hamper

Get those dirty clothes out of sight by adding a hamper inside the door of your walk-in closet. Make sure the insert easily comes out to make it simple to bring your dirty clothes to the laundry room.

Creating the ultimate walk-in closet is just one of the benefits of building a new home. If you are ready to begin planning your dream home in Boerne, let our designers at Scott Felder Homes be your guide. From the best layout for your lifestyle to a spacious walk-in closet for your master bedroom, we can ensure that your new home in Boerne has everything you need for a life well lived.

Neutral Color Bathroom Ideas for Your New Home Austin

Looking to reinvent your bathroom? Neutral colors are ideal for creating a bathroom that exudes a calm, clean vibe. While bright, energetic colors may be wonderful in your kitchen or office, it can be a nice change of pace to have a bathroom that is quiet in color and décor. If you want a relaxing atmosphere for your master bath or just want to revamp your guest bathroom, consider using these neutral color techniques and fresh ideas for your home in Austin.

Romantic Retreat

If you want a soft, romantic retreat for your master bathroom, consider using cream to color your room. From the crown molding to the swooping drapes, use shades of cream to create a feminine room that will beckon you to take a soak in the tub. Use soft lighting to complete the atmosphere; it will be a wonderful place for you and your partner to enjoy together or on your own.

Serene Sanctuary

The soft, serene combination of beige and off-white can be a perfect color scheme for your sanctuary. Use pine or oak along with beige accents with off-white walls and fixtures to create a quiet place to get away from the bustle of the day.

Sumptuous Spa

Create a bathroom that looks more like a private room at the spa than a home bathroom using a neutral palette. Start with travertine or marble for the floor, tiles and tub with soft tans and browns. Add an antique-style dresser in a darker brown as your vanity with a stylish vessel sink.

Glamorous Gray

Gray can be glamourous, especially when used to style your bathroom. Choose a lovely Equator Marmara marble for a stylish and glamorous backdrop for your shower walls, floors and tub, complete with a shimmery gray wallpaper for a celebrity-worthy bath.

White with Wood

Nothing offsets the beauty of natural wood like a crisp, white background. Whether you love soft, sleek oak or the dark chocolate of walnut or mahogany, these neutral colors can be a stunning ensemble when paired together in your Austin home’s bathroom. White walls and a porcelain claw foot tub will look clean and crisp next to a dark wood vanity.

Stark and Stunning

White-on-white is an ambitious undertaking but can be quite stunning in the right home. From the porcelain fixtures to the stark white vanity, cabinets and window dressings, white can be elegant and enticing for your Austin home’s bathroom.

Antique Accents

Add the old-world charm of antique furnishings to your bathroom with neutral undertones. A mirror with an antique gold frame paired with a soft gold marble top for your vanity is just the start to a bathroom that is calm and quaint.

Want to re-do more than just your bathrooms? Why not start from scratch with a new home from Scott Felder Homes? Choose from the newest design options when creating your Austin home with our designers, including a fantastic neutral palette for your bathrooms.

10 Brilliant Ways to Make Your New Home New Braunfels Feel Bigger

Does your living room feel cramped or your bedroom cluttered? The way you arrange your furniture and your design choices can make your home seem smaller or emphasize a smaller room. Knowing how to plan the décor in a room can help make your home in New Braunfels feel bigger without hiring a contractor to pull down any walls. Try these 10 brilliant ways to make your home feel bigger.

1.Large pieces versus small. A large statement couch will help make a living room feel larger versus several smaller seating pieces.

2.Accent with decorative mirrors. A tried and true method of making a room look more spacious is using large mirrors for decoration. Add them to accent walls, entry ways and small dining rooms to make an optical illusion of space.

3.Decorate the ceiling. Bring eyes upward and create a feeling of more space by painting or wallpapering the ceiling with an intriguing design.

4.Pull furniture away from the walls. Pulling furniture away from the walls instead of spreading it out to the borders can expand the feel of a room. Add a lamp or bookshelf behind a couch, making the most of the space.

5.Add high shelves. Once again, drawing eyes up can give the impression of space. Add high shelves right below the ceiling to create this illusion, filling with decorative pieces or collector books.

6.Forego window dressings. In small rooms, leave the windows open and free of window dressing to open up the room and give it more depth.

7.Look for legs. When buying furniture for small rooms, look for furniture with legs. Couches, chairs and beds that are off the ground with legs give a room a larger look versus furniture that is skirted or sits directly on the floor.

8.Color code. Break your bookshelf into color coded sections or use different shades of the same color in a room. This color coding can create unity and space.

9.Light with lamps. Using multiple lamps versus overhead lights can open up a room and make it seem more expansive. It is a great way to soften the room and break up the lighting to several areas.

10.Use glass for less visual space. Clear glass uses less visual space, making it an optimum material for small rooms. Use a glass table in your dining room or a glass writing desk in your office for function without clutter. A clear glass shower door in a tiny bathroom versus a solid curtain will make the room less closed in.

Sometimes even the most brilliant decorating tips cannot change the fact that your family has outgrown your home. If it is time to upgrade to a larger space, come talk to us at Scott Felder Homes. We can help you build a home in New Braunfels that will be the perfect size for your family, with plenty of room for lifestyle.

8 Furniture Trends to Try in Your New Home San Antonio

Do you have rooms in your San Antonio home that need an update? Just adding a new piece of furniture from one of the new design trends can change the entire style of the room. Spruce up your home design by trying one of these furniture trends in your new home in San Antonio.

1.Glamour. One of the new trends this year in furniture is adding glamour pieces. Try a fantastic, ornate mirror for an accent wall or a stylishly curved chair for your living room to add some glamour to your home décor.

2.Metallic leather. Metallic materials have been big sellers the last few years, including in furniture. A metallic leather chair for your home office can spice up your workspace. Even adding some metallic accent pillows can help brighten a room and give it a new look.

3.Pleats. Pleated furniture is making a comeback. Choose a lovely new couch with pleated armrests or an ottoman with a pleated skirt to add some new texture to your living room. Another option is adding a pleated skirt for your bed to stylize your master bedroom.

4.Centerpiece dining table. Forget just creating a centerpiece for your dining room table; make your dining room table the centerpiece of the room. New style trends call for stunning dining room tables that steal the show. A large, stunning plank wood or glass table with striking design can transform your dining room.

5.Sleek, small pieces. Even small areas can be updated with new furniture trends. Add a sleek and slim console to your entryway – Asian and African designs are hot this year. Or try a thin bookcase in your spare room or office to add a new look.

6.Eco-friendly materials. You will find many furniture pieces with eco-friendly materials that can be beautiful, green additions to your San Antonio home. Recycled and reclaimed materials, green paints and natural fibers are all on the list of eco-friendly furniture elements.

7.Rustic. Barn board coffee tables, desks with rustic hardware and worn leather headboards are all the rage this year. Add some rustic pieces to give your home a cool, country style. Chunky reclaimed wood, canvas as upholstery and heavy iron handles adorn many furniture pieces in stylish homes this year.

8.Writing desks. Mobile technology has brought back the writing desk for both function and style. Add a thin writing desk to your living area, bedroom or guest room as a lovely accent piece that can be used to jump on your laptop or just to be admired.

5 Ways to Make Space in Your Laundry Room in Your New Home Boerne

Is your laundry room in your Boerne home cramped quarters at best? If there is barely room for you to fold or press in your small laundry room due to lack of organization or storage options, there are ways to create more space. A little rearranging and a few tools can make your laundry space more functional. Make the most of even the smallest laundry room with these 5 space-saving tips.

1.Hidden drying racks. For those items that need to air dry, you need a place to hang them. But in a small laundry room, this can be challenging. One way to make more space is to use pull out or fold up drying racks that can conveniently be stored out of the way when not in use. Another great place for a hanging rack is under high cabinets, with racks that fold up under the cabinet when not being used.

2.Stacked washer and dryer. If you have a very small laundry room, consider investing in stacking appliances. When it comes time to replace your washer and dryer, opt for a stackable pair that will only take half the area of side-by-side options. Not ready to buy new appliances? Consider adding risers under your current washer and dryer to make storage space under these appliances. This can also make it easier on your back when using front loading washer and dryers.

3.Use all your vertical space. When square footage is at a premium, go up whenever possible. Vertical shelves and cabinets can give you the storage space you need, leaving you more room below for counter area. Add cabinets or shelves above the washer and dryer, going from floor to ceiling on one end if possible. Keep a small, foldable step stool handy to reach those high cabinets.

4.Install a fold-down ironing board. Having enough space to set up an ironing board can be difficult in a tiny laundry room. Installing a fold-down ironing board with racks nearby for hangers can maximize your space while still keeping it functional. A pullout board from under the counter is another space-saving option.

5.Sorting your colors and whites. When you have a small laundry room, it can be hard to find the space to sort your clothes and stay organized. Hampers or baskets with designated colors can help make it easy to keep your laundry sorted. Use under-counter hampers or create a vertical rack with baskets for whites, reds, delicate items and multi-colored clothes to make it easy to sort and store your items until laundry day.

Want a home with a laundry room that is bigger than a closet? Make it a priority in your new Boerne home when you choose your own design. Our building and design experts at Scott Felder Homes can help you create the ideal home for your family here in Boerne, including a laundry room with all the amenities.

Boerne ISD calls $175 million bond election

Article originally appeared in San Antonio Express-News
By Zeke MacCormack

Boerne Independent School District trustees on Monday called a $175 million bond election in Mayto fund construction of two elementary school campuses, a middle school and other improvements in the growing district proposed by a citizen advisory committee.

One new elementary campus would be built off Dietz-Elkhorn Road in Fair Oaks Ranch and the other would go off Texas 46 in the Esperanza subdivision. The site of the proposed middle school has not be identified.

The proposed bond also would fund significant classroom expansions at Champion High School and Boerne High School, additional instructional spaces for performing arts students at the district’s two existing middle schools, and the purchase of land needed for future school sites, district spokesman David Boggan said.

Passage of the single-question ballot initiative would add slightly more than 6 cents per $100 to the property tax rate of the district, according to district estimates. The total tax rate now is $1.294 per $100 in property value.

Overcrowding at elementary schools is an issue in the district, whose total enrollment now tops 7,900 students and is forecast to exceed 12,300 in a decade.

The proposed bond would fund safety and security measures at existing campuses, improvements in technology and infrastructure, and the purchase of 12 buses.

Also planned is a “comprehensive repurposing” of the old Fabra Elementary School as the district’s alternative school, teacher professional development center, data center and administrative offices, Boggan said.

The existing Fabra campus will be vacated by August when construction is completed on a new Fabra campus nearby on Johns Road.

Dale Adams, the Boerne ISD board president, expressed appreciation Tuesday for the long-range facilities planning committee that drafted the spending plan in meetings starting last October.

“They were diligent and made a number of compromises in order to bring the bottom line down as much as possible,” said Adams, noting no public opposition was voiced to the proposed spending plan at board meetings where it was reviewed and endorsed.

“There’s a lot of hope that the community will see things the way the district does, but it’s going to take a lot of communication to inform the voters about the bond,” Adams said.

His Place 5 seat on the school board also will be on the May 7 ballot, as will the Place 4 seat of Maritza Gonzalez-Cooper and the Place 2 seat that’s been vacant since Harry Lees resigned in December to move out of state.

The district, which is primarily in Kendall County but extends into Comal and Bexar counties, began the school year with about 7,800 students at nine campuses.

Additional details on the bond plan are available at

Add Personality and Visual Interest to Your Living Room in Your New Home in San Antonio

Everyone has their own style and tastes when it comes to artwork. Art is a big part of your personality and personal style and it should be showcased in your home. Adding your favorite art pieces to your living room is the perfect way to share your love for beauty and creativity with your friends and family in your new home in San Antonio. Here are a few tips to ensure you arrange your artwork to add personality and visual interest to your living room.

  • Height is critical. When hanging wall art, the piece should be at eye level. Often in living rooms, art is hung too high, since people are generally seated in the living room. A great place for a focal wall art piece is directly above a sofa, about six inches above the back. This puts it at eye level for those sitting across from the piece.
  • Arranging several pieces together. It can be frustrating to decide how to arrange several wall pieces together to create the ideal effect. When placing art pieces together in a group, decide the layout easily without hanging and rehanging your art by creating cutouts of the pieces out of cardboard or paper first. You can try different arrangements using tape, allowing you to only need to hang the art once. Keep in mind that busier art pieces should be at the bottom and the left, or if only one is busy, put that one in the center.
  • Leveling different pieces around the room. When displaying several wall pieces of art throughout the living room, don’t try to make the bottom or top level if they are all different sizes. Instead, make the center of the art pieces at the same level for continuity.
  • Add in display art with wall art. For a beautiful gallery wall, combine display art with your wall art for a dramatic effect. Include shelves for small sculptures or glass pieces intermixed with your wall art. Start in the middle with the most intriguing piece and work out from there, having the center piece at eye level.
  • Keep scale in mind. When hanging artwork above a piece of furniture, keep scale in mind. A good rule of thumb is that the art piece should be smaller than the furniture’s width, approximately two-thirds of the size. You can either use smaller pieces to create a group of this size or one larger piece to make the right scale.

If you love art, then you most likely also appreciate the creativity needed to build the perfect home. At Scott Felder Homes, it is our passion to design homes that will meet and exceed our client’s expectations. Let our designers work with you to build your new home in San Antonio to be the ultimate home for you and your family, as well as the perfect place to display your artwork.

7 Tips for Creating the Ultimate Home Workspace in Your New Home in Boerne

More and more people work from home, either as a necessity or as a convenient option. Yet when it comes to creating an ideal workspace, this area is often an afterthought when designing a home. Home offices should be inspiring, not just a corner to slave away at your desk. When it comes to designing your home workspace in your new home in Boerne, consider these seven tips to make it a place that will inspire you to do your best work.

1.Location, location, location. You know exactly what side of the house you want your kitchen and master bedroom on, but have you even considered your office? Location is crucial to create the ideal workspace. You want a spot away from the noise of the household; yet also consider whether you will need easy access for visiting clients or co-workers.

2.You need a view. Make your office a place you enjoy. While you may be there to work, there is no reason it cannot also have a beautiful view. A window looking out over the garden or your pond can give you a moment of peace between tasks.

3.Color is important. Color can make a big difference in how you feel when you are in your office. Do you want your workspace to inspire creativity or energy? While blues and greens are tranquil, brighter colors like reds and yellows can spur your creativity levels to new heights and keep your energy levels at their peak.

4.Comfort and health. You must take care of yourself, even when you are hard at work. Create a work area that supports your body with ergonomically designed furniture. Do you spend hours at your desk? Consider adding a standing desk option to curtail the health risks of sitting too long each day.

5.Keep clutter at bay. Don’t let your office become a storage room. Clutter does not inspire a creative mind. Only keep items that you need for your work in your workspace, not old furniture or tubs of storage items.

6.Decorate with inspiration in mind. What makes you want to reach your goals? Decorate your office with inspirational messages, from pictures of your family to a chalkboard detailing your goals and where you are to achieving them.

7.Everything you need in one place. Every time you have to leave your workspace to get something, you are distracted. A trip to the kitchen for a cup of coffee turns into a half an hour discussion with your spouse about the neighbor’s dog. Put everything you need to comfortably do your work, uninterrupted, in your office. A small personal fridge, even a coffee pot, along with all your technical equipment can help you stay focused and on-task while working from home.

Let us help you create the ultimate workspace for your new home in Boerne. At Scott Felder Homes, we are the experts when it comes to customizing homes for our clients, from the perfect kitchen to an awesome office. Call us today to get started designing your new Boerne home.

9 Curtain Ideas for Stylish Window Treatments in Your New Home in Austin

One of the final finishing touches to any room is your window treatments. Finding the right curtains can make a dramatic difference in the overall look of any room. To ensure your new home in Austin is perfectly styled, you need the right curtains. Here are nine curtain ideas that will create stylish and stunning window treatments for your new home.

Layering. Looking for a bright, colorful look for a room? Layering different colors of curtains is a wonderful way to bring together all the colors of the room’s décor into your window treatments. No one said you had to choose only one curtain for your windows!

Floor to ceiling solid panels. For a contemporary, sleek style, choose solid colored panels that cover your large windows from ceiling to floor. An excellent choice in the bedroom when you want to block all light to sleep in on those lazy mornings.

Boldly feminine. Have a room that is for the girls? Don’t be afraid to dress up your windows in feminine flair. A fluffy, frilly top on silk curtains is just the ticket when you want to create a boldly feminine style.

Dramatic horizontal stripes. In the right room, chunky, horizontally striped curtains can add a dramatic style. This can be a spectacular accent in a simply styled space that brings the whole room together.

Long elegance. For a soft, elegant look, using free-flowing sheer or linen panels that drape on the ground. Lovely in a bedroom with a simple, soft style, especially with a canopy bed with matching curtains flowing from the posts.

Valance for sleek style. If you want a sleek, uniform look in a room, choose curtains with a simple valance that hides the hardware.

Colorfully trimmed curtained. A plain white curtain with a bold trim can be ideal in the right setting. Pull the room together by trimming curtains with the same bold material used in other areas of the room, such as accent pillows.

Neutral when needed. Have a bright, busy room? Offset the room with neutral, calming drapes that are an excellent backdrop to the boldness in your room décor.

Geometric prints and large florals. Prints on curtains can add personality to a plain room. While flowery floral fabric is outdated, large floral prints can look stylish, as can geometric prints.

It is such fun to style a new home when you start with a blank canvas, including adding decorative curtains to every room. Transform Your New Home in New Braunfels with the Secrets of Good Lighting

Your home is more than just where you live with your family; it is a place of comfort and where you showcase the beautiful possessions that are part of your life. To make the most of your home in both comfort and style, you need the right lighting throughout your abode. Choosing the right lights can transform your new home in New Braunfels from functional to fantastic. Here are some secret lighting tips that can make all the difference in your new home.

Safety and Security First

Although there are plenty of ways to use lighting to create ambiance and beauty in your home, the most important function is for safety and security. Areas that require bright lights include outdoor walkways and paths, allowing your family to safely navigate outside your home when it is dusk or dark. Flood lights are perfect for outdoor walk areas and when combined with motion detection, can also help improve the security of your home. However, you can also improve outdoor lighting while adding aesthetic appeal by adding walkway or porch scones as well as lamp posts.

Choose Multiple Light Options for Gathering Areas

Your lighting needs are different depending on the occasion. Gathering spaces like living rooms and even your kitchen or dining area should include different light sources. Overhead, bright lights should be available for when you need higher visibility. However, include softer light options such as table lamps, track lighting or under counter lighting in the kitchen for when bright lights are not needed. This allows you to change the tone or ambiance in a room by switching from one lighting source to another.

Dimming Recessed Lighting for High Ceilings

In rooms with high ceilings, recessed light is a perfect option, especially when combined with a dimming feature. You can control the amount of light used in the room depending on your need. These are also referred to as “can” lighting and often can be directional as needed.

Hanging Light Fixtures

A lovely option for lighting are hanging lights, from exquisite chandeliers to functional, fun hanging lights for spot lighting. Chandeliers in formal entries or dining areas can add elegance to your décor. Hanging lights or pendant lights above breakfast bars or kitchen islands can be functional as well as stylish.

Task Lighting

When cooking a meal or shaving in the bathroom, you need the right light for the task. Like your gathering areas, your kitchen and bathroom will need different lighting for different situations. Kitchens can include several different lighting options for optimal aesthetics and tasks, including under/over cabinet lighting, pendant lighting and recessed lighting. Bathrooms should have both overhead lighting and task lighting near mirrors to give excellent light for taking care of personal hygiene.

Lighting is just one of many aspects that can make a dramatic difference in the function and style of your home. If you are ready to create the perfect new home in New Braunfels, our design experts at Scott Felder Homes can help you choose all the right features to make your home the best blend of function and fashion.

Tips for More Romantic Spaces in Your New Home Austin

Home is where the heart is, but it is also where you live, eat and sleep every day. It is easy for the romance to fade out of your home when you are constantly on the go. Want to bring some romance back into your Austin home? Here are a few tips to make spaces in your home a place where romance still thrives.

Start Your Day with a Romantic Moment

Before you rush off for the day, take a minute to share a cup of coffee or tea with your partner. Create a small nook where you can relax for a moment and get your day off to a wonderful start. A small bistro set on your patio or even by the window in your bedroom can be a quiet place to begin your day on the right, romantic foot.

A Bath Made for Two

If you have a large soaking tub in your bathroom, make it even more sensuous by making a bath for two. Decorate your bathroom with scented candles and rose petals in the water for a quiet, romantic bath for just the two of you. Have a glass of wine, relax and enjoy letting the stress of the day leave your body as you unwind beneath the bubbles.

Outdoor Oasis

You can create your own oasis to escape to in your backyard. Choose a secluded area to place a romantic bench swing where the two of you can share a quiet moment. Another option is adding a garden spa or hot tub that is a private place for you to meet under the stars for a kiss and a cuddle.

Romance Your Bedroom

The obvious place to bring the romance home is in your bedroom. But it is easy to let function and routine takeover your private room. Rejuvenate your bedroom to make it your special place to be alone together. Here are a few tips to bring romance back into your bedroom:

Remove clutter. Your bedroom is not a storage closet. Remove the old treadmill you haven’t used in months, put away the piles of papers and keep your bedroom neat. This is your personal place to enjoy together.

Take out the TV. Make the bedroom a place you spend time together to connect and rejuvenate, not watch Netflix.

Make your bed inviting. Use soft, sensuous fabrics for your bedding that invite you to climb in.

Choose soothing colors. Soft, relaxing colors help you relax and unwind, perfect for those romantic interludes.

Add candles or soft lighting. Bright lights do not inspire romance. Candles can offer a flickering soft light and a lovely scent. Or, use wall scones or small lamps for a soft light.

Your home is the place you share together, so make sure it has areas to celebrate your love. Our designers at Scott Felder Homes can help you incorporate private, romantic spaces in your new home in Austin. Call us today to begin designing your new love nest.

Kiss Boring White Walls Goodbye in Your New Home in Boerne

Anyone who has rented knows how dull white walls can be. Once you become a homeowner, you have the ability to adorn your walls any way you want. However, adding wallpaper or tile can be a big undertaking, especially if it doesn’t turn out the way you hoped or you want something different in a year or two. There are ways to spruce up your walls whether you own and don’t want to hire a contractor, or you rent and are tired of white walls. Here are a few ideas on how to give your boring white walls a boost in your new home in Boerne.

Add Intriguing Shelves

Do you have a white wall that is screaming for change? Invest in new shelves to hide the cold white wall behind them. Shelves in bright colors or designed into geometric patterns will turn that white wall into a piece of art. Add interesting art pieces to your shelves and you will have a spectacular wall that will be anything but boring.

Wallpaper Without the Commitment

Want to try wallpaper but you rent or don’t want to commit to the change for years? Try temporary wallpaper to spruce up that dull white wall and give your room a textured accent wall. Temporary wallpaper is easy to install and can be used over and over again, making it a wise investment for those who like to change their décor frequently.

Play with Mirrors

Mirrors are a hot designing trend and are a perfect transformation for a white wall needing a makeover. Go modern contemporary with sleek mirrors or large designer mirror pieces. Want a more a classic design? Create a collection of pictures and mirrors in antique frames to cover your boring white walls with dozens of smaller pieces.

Add a Screen

Folding screens are a lovely way to add depth and texture to a room with white walls. These screens or room dividers come in a wide variety of sizes, colors and designs. Choose a folding screen with three or four panels to cover a larger wall. You will find sheer screens, carved wood and many other options available.

Go 3-Dimensional with Temporary Wall Panels

Create whatever look you desire without the commitment of a contractor. 3D wall panels come in many types of texture and color, yet can be moved. You can even play with different colors by painting or wallpapering your panels, getting a chance to try different looks to find the right style that reflects your taste.

This trend is not only beautiful, but useful. Adding a separate garden of flowering plants attracts bees and other pollinators to your yard, helping your vegetables like cucumbers, tomatoes, beans and many other veggies that need pollination to flourish.

2.Grow succulents for beauty outside and inside your home. Succulents have become a popular item for decorating in the last few years. You will see them adorning tables at weddings, dinner parties and used in creative ways in popular design magazines. It should be no surprise that due to their popularity for indoor decorating that they are also trendy to grow on your own. The good news? Succulents are easy plants to grow and require very little water. Create your own succulent garden that will look wonderful outside and inside your new home in New Braunfels.

3.Adding orange to your garden color scheme. The last few years, the trend for soft colors of mauve, blue and purple has been continuing. This year, those colors will still be popular when choosing flowers but expect to see more orange varieties. Stay on top of the garden trends by adding orange colored tulips, rudbeckias and heleniums to make your flower gardens pop with orange.

4.Utilize technology for the best garden ideas and information. How do you stay on top of the best ideas for gardening? Just like everything else, there’s an app for that. Utilizing your smartphone or tablet to stay connected with the latest gardening tips, weather and other helpful information can ensure you are in the know when it comes to creating your best garden yet.

How to Organize the Garage in Your New Home San Antonio

Garage spaces are notorious for becoming cluttered with everything from furniture to holiday decorations. When you first moved into your new home in San Antonio, your garage was an open canvas. However, it can quickly become a storage space for items you are not using, leaving little room for your vehicles or anything else. With a little organizing, you can make the most of your garage space for storing items, plus still have room for your tools and your motorized vehicles. Here are some tips to keep your garage functional and organized, regardless of its size.

Clear Everything Out and Start Fresh

The easiest way to begin overhaul your garage organization is to remove everything and start over. Plan a day to take everything out of your garage and reorganize. This also may mean eliminating items you no longer need. Plan to donate old furniture, clothing and other items that you no longer need to store in your garage. Sort through everything to determine what needs to be kept, what you will donate, what can be recycled and items that need to be tossed out. If you haven’t used an item in over a year, maybe it is time to let it go.

Invest in Shelving, Tubs and Storage Containers

Do you have cardboard boxes cluttering your garage? It is time to improve your storage to protect the items you want to save. Invest in shelves and stackable plastic storage bins that will take up less space and protect your items. If you have old metal shelves that are looking rough, consider painting them to help make your garage look neat.

Use the Vertical Space in Your Garage

The best way to save space in your garage is to store items vertically. Overhead bins that hang from the ceiling are perfect for making the most of your garage space. Use high vertical shelving for the exterior wall to leave as much room in the center of the garage for your vehicles. Hanging bicycles and other recreational items on the wall leaves more space for stacking bins and tubs.

Label and Group Like Items Together

Make it easy to find what you are looking for by grouping similar items together in the same area of your garage. Put your holiday decorations in their own bins, labeling accordingly. Store extra appliances in one area, tools in another. Once everything has its place and is accurately labeled, you’ll know exactly where to find those items when you need them in the future without tearing apart your garage. Make sure to keep items you use often easy to access near the entrance to your home.

The Pros and Cons of Adding an Accent Wall in Your New Home New Braunfels

Home styling trends come and go, but one trend that seems to have found some staying power is the accent wall. Creating a wall that stands out in a room became popular a few years back and continues to be a striking addition in many homes. However, if you are considering incorporating an accent wall in your new home in New Braunfels, here are a few pros and cons to contemplate.

What Is an Accent Wall?

Before deciding to add an accent wall, it is important to understand what it is and how it should be used. An accent wall is one wall that is a different color than the other walls in a room, sometimes even a different texture. It is usually the first wall you see when entering the room, adding character and depth to the room or helping divide spaces. Generally, it should be used with the focal point of the room, not by itself or detracting from the focal point.

Pros of Adding an Accent Wall

For homeowners that are looking to add complexity to a simple or small space, accent walls can be just the ticket. They offer an inexpensive way to diversify a space in a few different ways. Here are a few pros on adding an accent wall to your home in New Braunfels:

  • Separate without construction. An accent wall can offer a separation in a room without adding walls or repositioning furniture. A large area can be quickly transformed into two or more spaces by adding an accent wall.
  • Make small rooms seem larger. A closed in room can be opened to seem larger by changing the color of one wall, usually to a darker, more dramatic color.
  • Adding texture. Not all accent walls are painted. An accent wall can be brick, stone or wallpapered, adding texture and dimension to a room.

Cons of Adding an Accent Wall

While accent walls can be a beautiful addition when used correctly, they can also be distracting and seem out of place if not done properly. Too bright of a color on an accent wall in an already busy room can make it feel chaotic or cluttered. Also, if the accent wall is not situated to blend with the focal point, it can create an unbalanced style that can be overwhelming. It is tricky to add these walls in the right context to make them intriguing and blend, especially when their nature is to not blend with the rest of the room.

If you are trying to add an accent wall to your home to make it into something it is not, maybe what you really need is a new home. Often an accent wall is just a quick fix to try to spruce up a home that just isn’t right for your needs. At Scott Felder Homes, we can custom build a home in New Braunfels that is the right fit for your style, with or without an accent wall.

The Biggest Flower Arranging Mistakes to Avoid in Your New Home New Braunfels

There is nothing like fresh flowers to brighten a room, yet arranging them artfully is often more difficult than it looks. If you are envious of friends that seem to effortlessly throw together beautiful flower arrangements while yours tend to be less than spectacular, you might be making some common errors in your attempts. Here are a few of the biggest arranging mistakes to avoid to create lovely flower centerpieces in your New Braunfels home.

Don’t Reuse the Same Vase Without Washing it

The first mistake is the simplest – don’t forget to wash your vase before beginning to create your arrangement. If you keep a vase of flowers on the table, it can be easy enough just to dump out the old flowers, refill with water, and put in your new bouquet. This is a big mistake. Bacteria grows in the water as plants decompose, creating a toxic environment for your new flowers. In fact, some flowers like daffodils release a toxin into the water that will almost instantly begin killing tulips.

Before you start your arrangement, make sure the vase is clean and fresh, cool water is added. Too warm of water will make the blossoms open faster, reducing the amount of time you will get to enjoy them.

Overdoing Color

A bright bouquet of multi-colored flowers may look attractive in the bin, but it often does not translate when you display them in your home. Too much color can look garish – instead stick to one or two colors that complement each other with green foliage as a background. It will look more tasteful and professional than the overload of different colors in one vase.

Arranging too High

One of the most common errors made in flower arrangements is starting the arrangement too high above the vase lip. If your tallest bloom is six inches or more above the lip, your arrangement will often look bare or too bushy. Instead, keep your arrangements tighter and closer to the lip. This is a much better formula for creating a well-balanced arrangement that is neither overdone or too skimpy.

Not Knowing How to Cut the Stems

If you thought all flowers should have their stems cut at an angle, you may not be getting the most from your flowers. While most flowers should be cut at an angle, roses actually perform better when crosscut with two angles. Other flowers that grow on branches like lilac can actually benefit from crushing the stem’s end, allowing more moisture to penetrate the bark.

Sitting Them in the Sun

Flowers love the sun, but once they have been cut, it is best to keep them away from the sunlight. The heat will make them open faster and die quicker. Also, keep in mind that flowers will turn toward any light source, so be aware of lights in the room that could change your flowers direction.

Once you apply these simple tips on what not to do, you’ll find it easier to create beautiful flower arrangements in your new home in New Braunfels.

How to Decorate That Large, Blank Wall in Your New Home San Antonio

Do you have one wall in your new home in San Antonio that seems like a chore to decorate? Large, blank walls with no windows should not be intimidating, but instead, inspiring! Think of it as a canvas to create a wonderful focal point for the room. Here are a few ideas on how to use that wall to personalize your new home in San Antonio.

Wallpaper. Wallpapering a large wall is easy, especially with no windows to contend with. Choose a bold pattern that adds depth to the room, making it the focal point. With the right pattern, it can be beautiful without any wall hangings at all. Be bold and creative – some homeowners have used large maps as wallpaper for a lovely effect.

Photo opportunity. Do you have a favorite photo that you have always wanted to display in a big way? Now is your chance. Blow up a photo in black and white into a large background for the room. Make it even more intriguing by breaking up the photo into panels.

Lend it to your library. A big wall is a perfect place for a large bookcase to display your book treasures. Go floor to ceiling with a giant case with all your favorite books. Accent it with art and sculptures, making it a real showcase for your San Antonio home.

Rustic wood. Texas is the perfect setting for a home with a rustic wood wall. Old barn boards can make a striking background for your home, bringing some of the old west into your new home. Set off the old wood with some new art, blending the rustic with the modern for a contemporary style.

Add a screen. Add some dimension with a large printed screen as a covering for the wall. The screen will bring movement in front of an otherwise blank slate – choose a bold design for a dramatic effect.

Family décor. A blank wall is always a good place for family photos. Make that large canvas into a place to share your favorite memories. Find interesting frames for your photos, blending in a few antique mirrors and some of the kid’s handmade artwork to pull it all together.

Forego paint and add fabric. There are a few ways to decorate that large wall with fabric. You can upholster panels to create an interesting texture to the wall or hang a large tapestry as they did in castles in days gone by.

There is no limit to what you can do with a large wall without windows. It gives you a chance to be creative and show off your style. At Scott Felder Homes, we understand exactly how this feels as we start with a blank canvas with every home we build, making it customized for each client we serve. If you are looking to build a new home in San Antonio, give us a call to begin planning your new home.

How to Decorate Around Your Favorite Rug in Your New Home Boerne

You found the perfect rug. It is beautifully crafted, artfully designed and ideal for your new home in Boerne. But when it comes time to put it in your home, you find out the truth. Rugs are not as easy as you thought to place in a room, in fact, they can be difficult to blend. No worries, there is a way to incorporate that lovely rug into your décor, it just takes a little planning. Here are seven tips to making sure your rug blends into your home in Boerne.

Consider the rug design. First, is this a bold design or a more neutral piece? Bold rugs are wonderful, but they take a little more work. Neutral or simple patterns/colors will be easier to incorporate into an existing space; bold rugs may be your focal point to build around in a new room.

Neutral rugs go with bold interiors. If you have a room that is already bold in design, a neutral colored rug can offset the intense colors of the walls and furniture. Even if the rug has a bold design in neutral colors, the pairing can still work.

Decorate around a bold rug. In some cases, a rug is so bold that it needs to be the center of attention. A rug with bright colors and design will need a milder palate surrounding it, using neutral colors in the furniture and accenting with bold colors to match the rug.

Busy rugs in bright spaces. Adding a rug with a busy design may need light to help blend it into a room. Choose an area with plenty of light to soften the busy design.

Look for matching colors. When trying to add a new rug into your home, find a room that already is using a few of the colors in your rug. Let your existing design speak to where you should put this new piece of art.

Size matters. Your area rug should be small enough to fit inside the surrounding furniture, which will help decide which room it will work best in. If it is too large to fit in the middle of furniture in a living area, it may be better suited for under the furniture in a smaller space like the dining room.

There is always a place for a rug. The rug you thought was perfect for your living room might just not work in there due to size or colors. But the good news is there is always somewhere to use a rug. Put it under your bed, in your office or layer it with another rug in the family room – there is always a place for a beautiful rug.

Looking for a new home in Boerne to display your new rug? Scott Felder Homes is here when you are ready to start building the perfect custom home for all your favorite belongings.

7 Color Meanings - and How to Include Them in Your New Home in Boerne

Color matters, especially when it comes to decorating and designing your home. Some colors perk up the senses and energize, while others are calming and relaxing. Understanding the meanings and effects of colors can help you choose the best options when designing your new home in Boerne. Here are the meanings of seven colors and how to include them when planning your rooms.

Most people know that red is powerful. It represents anger or hot tempers and is used as a warning. But when used in home design, it can be used to turn that power toward energy and passion. Red is a wonderful, bold color for an accent wall and can be great in a reading room. However, unless used in pink or light red tones, it shouldn’t be used in the bedroom or any room you wish to relax or find calm.

Calmness and tranquility are two of the meanings of blue, making it one of the more popular colors to decorate bathrooms and bedrooms. Light blue is for the softer rooms, the peaceful rooms. Dark blue can be used in an office or den, as it represents knowledge and power.

Nothing is more natural than green, a very nurturing color that translates to health and well-being. Of course, different shades can transform green from the peaceful olive to the ambitious dark, forest green. Green can be used in modern kitchens as an accent or bathrooms when using lighter shades; dark green should be saved for more serious rooms like a library or office.

From fresh light yellow to impressive gold, this color can quickly overpower a room if not used carefully. Light yellow can be a joyful color for a nursery or as an accent in your sun room. Gold can be used to make a striking statement of quality in a foyer or living area.

Be careful when using orange in your design scheme, as it can be overwhelming. Dark orange can be peaceful, a good choice for a meditation room. Red-orange is more aggressive, passionate and should be reserved for areas of excitement, like a game or exercise room.

It is hard to go wrong when using browns in decorating, one of the most neutral colors to work with. Brown is a grounding color, also associated with wealth and prosperity. Tans and browns are a great central color in for your living or dining rooms, and can be paired with many other colors as accents.

Not a common home design color, purple means imagination and creativity. This can be a fun color for a playroom or studio, when you want to spur those creative juices.

There is no reason to have stark white walls when there is so much you can do with color in your new home in Boerne. Discuss how to use color in your new home with our talented designers at Scott Felder Homes for more ideas.

6 Helpful Tips to Maximize Your Kitchen Space in Your New Home San Antonio

Skillets, food processors, spatulas and more…everything takes up space in your kitchen! Never did a cook complain because there was too much space in their kitchen, it is always just the opposite. However, a giant kitchen is not practical or functional, which is why you must make the most of the space you do have. Here are six helpful tips to maximize the kitchen space in your new San Antonio home.

1. Organize and clean your drawers and cabinets. The first step in getting the most space in your kitchen is staying organized. A neatly stocked pantry can fit twice as much as one that has items added willy-nilly. Stack canned foods, sort your utensil doors and make more space by making your storage areas neat. Throw away anything that is outdated.

2. Add separators in your drawers. If you have jumbled drawers with utensils or lids, make them easy to organize by adding a separator or two, creating compartments. It will actually save space when like things are together and all going the same direction. If you have too many cooking utensils, use a large pot to store them in on your stove, like a vase of whisks, spatulas and spoons.

3. Use the back of your cabinet doors. One area that is widely underused is the back of kitchen cabinet doors. You can add hooks for hanging items like potholders. You can also add small baskets for spice packets and mop handle holders work great for jarred spices!

4. Hang your pretty pots. Pots and pans take up so much space. Make more room by adding a decorative pot hanger that will display your nice pots and pans, giving you more storage space in your cupboards. Center them over an island or use one that is made to hang on a wall. These are also great for storing lids, ladles and other cooking items; plus, it makes them so easy to find.

5. Don’t forget Susan. Lazy Susans are a space-savers dream, making those deep cupboards more accessible. Utilize small ones for spices and canned goods, use the larger ones for organizing containers and other items.

6.Stack to save space. Wherever you have tall cupboards like under the sink, think stack. Use stacking bins to store sponges, cleaning supplies and other items you store under the sink, keeping them neat and making more space. In the pantry, use stackable shelves to make more shelf space for smaller items.

There are many innovations like pullout and roll-out cabinets that can be incorporated into your kitchen to make the most of your space. When planning your new home in San Antonio, talk to our designers at Scott Felder Homes about some of the options available to make your kitchen easy to organize and save space. 5 of the Latest Kitchen Design Trends to Incorporate into Your New Home Austin

For many of us, the kitchen is the center of the home. No matter how beautiful and roomy the rest of your house is, everyone seems to congregate in the kitchen when meals are being prepared or guests are around. So it is only reasonable that you want your kitchen to be beautiful as well as functional when designing your new home in Austin. Some of the newest kitchen design trends for 2016 incorporate both beauty and functionality, including these five that you should consider for your new kitchen.

1.Socializing areas. As mentioned, the kitchen has always had a draw and new design trends have finally incorporated more room for people to mingle in the kitchen. Larger kitchens without confining walls, often opening up to an attached living area were hot in 2015 and will continue to be popular for 2016. Extended kitchen counters and breakfast bars where guests can gather but stay out of the way of the cook will be on the design list for many homeowners this upcoming year.

2.Ceilings will pop. Stop thinking of the floors, cabinets and counters for a minute and look up! Ceilings will be big in kitchen design in 2016, bringing in more ornate elements that will set the tone for the whole room. Expect to see coffer ceilings, bulkheads and other major design elements happening above.

3.Open shelves. The open shelf look has been showing up more and more in kitchen designs, with 2016 promising to make it even more popular. Open shelves are a great way to display homemade jars of jam, jelly and canned veggies, giving a homey appeal to the kitchen. They are also practical, making it easy to grab the items you need.

4.Wallpaper is back. Last year, neutral colors, black-on-white and even white-on-white were the trends for kitchen design. In 2016, you will still see those neutral colors but many will decide to go bolder with wallpaper. Whether it is one accent wall or the entire kitchen, wallpaper with interesting designs and textures will be making a splash in many modern kitchens around Austin.

5.Easy access to stored items. Before anything else, a kitchen must be practical and functional, so roll-outs and pullouts will continue to be big in kitchen design. Anything that makes it easier to store and find items is always going to make the design list. Cabinets that contain lighting and pullout or roll-out shelves are a must in modern kitchens with so many specialty items to store.

Does your idea of a dream home start with your dream kitchen? At Scott Felder Homes, we work with all of our clients to make those dreams come true when it comes to their new home in Austin. Let our designers help you create the ultimate kitchen in your new home in Austin, incorporating some of these new kitchen design ideas for 2016.

5 Beautiful Indoor Houseplants for Your New Home Austin

Houseplants offer a taste of the outdoors inside your Austin home, but even the most open and bright home has only so much window space. You would like to add more plants inside your new Austin home, but as it is, the direct sunlight areas are already full. No worries, there are plenty of beautiful houseplants that prefer shaded areas, even those dark corners that could use a little brightening with the addition of a plant. Here are five great houseplants to add some outdoor beauty to those shaded spots in your home.

1. Devil’s Ivy. For a corner that would benefit from a hanging plant or a plant situated on a high shelf, the Devil’s Ivy is a wonderful smaller plant for low-light areas. As it is a vine, the plant will grow long and cascade down, offering a beautiful addition to any area of the home. You can prune back the vines as needed if they become too long.

2. Cast Iron Plant. For a large potted plant that can withstand almost anything including low-light areas, the cast iron plant is perfect. With large green leaves and a willingness to grow even for those who struggle to keep plants alive and healthy, it is a great option to fill corners that need some outdoor beauty.

3. Snake Plant. The snake plant or also known as the mother-in-law’s tongue is a low-maintenance plant with artistic flare. The multi-colored leaves jet upward and are mottled with green, yellows and even silver, similar to a snake’s skin. These plants require very little water and are a striking addition to any area in your Austin home.

4. Chinese Evergreen. Is there a corner of your home where nothing seems to fit? Try the Chinese evergreen to cover that unused space and soften the room. These large houseplants can grow up to three feet in height, with large, oval leaves that are a beautiful camouflage for bare spots in your home.

5. Peace Lily. Although most low-light plants are only leafy, the peace lily actually blooms and adds flowers to your darker areas. The bright green leaves give way to the flowers that shoot up above them, offering gorgeous white lilies inside your home. This plant can grow between two and three feet high, so make sure there is space for it to flourish. One caution with this plant – the leaves can be toxic if eaten by pets or even kids, so it is not a good choice if that is a concern in your home.

These plants are a great way to fill your Austin home with life and vitality, even those areas that are hidden from outdoor light. However, if what you need is a bigger home or a house that better fits your needs, Scott Felder Homes is here to help! We are your source in Austin to build the home of your dreams with plenty of room for all your family and your favorite houseplants.

5 Brilliant Ways to Style Your New Bookshelf in Your New Home New Braunfels

You found the perfect bookshelf for your living room or office – now how do you make the most of it? Whether you are filling it with volumes of old medical journals or using it to display all your collectibles, you want to give it a stylish look. Here are five brilliant ways to style your new bookshelf in your New Braunfels home.

1. Blend your collectibles and books. Although it Is a bookshelf, it will be very boring it is only filled with books. To give it style and depth, make room for some of your other collectibles. You can sporadically add in your collectibles between piles of books or dedicate one entire shelf to them – there is no right or wrong way to create your own style.

2. Add in art pieces. A small sculpture or a narrow painting are great art pieces to blend into your new bookshelf. Art and books are a perfect match so find a way to add artwork into your bookshelf, even if it is in small doses. You can even display your art piece on top of a book on that particular art genre.

3. Haphazard book placement. There is no rule that says books must be vertical. In fact, it can be very stylish to randomly have books piled horizontally and then vertical on either side. Make a book pyramid with a large book on the bottom and increasingly smaller ones stacked on top. Mix it up and have fun styling your bookcase! You can organize your books by color or by size, and there are several different ways to stack them artistically.

4. Incorporate some natural touches. Like art, bookshelves also seem to call for a little nature to be blended in with those leather bound articles. A lovely bowl of shells you collected at the beach or a polished rock used as a bookend are simple ways to bring in some natural elements to your new bookshelf. Of course, a potted plant like an easy to care for succulent is always a good choice.

5. Hang items on the outside. For a more dramatic flair, you can use the outside of your bookshelf to hang art pieces, mirrors or photographs. This can create depth and a focal point, especially when placed top and center. Play with a few different items to find the right fit for your room and bookshelf.

Do you wish you had an entire room just to dedicate to your books and other hobbies? Tell it our designers at Scott Felder Homes. We can help you build a home that has exactly what you always wanted, from that library to a gourmet kitchen. Just tell us your ideas and we’ll show you how we can turn those ideas in reality in your new home in New Braunfels. The beginning of your new home is just a phone call away.

You’re 6 Steps Away From the Dining Room of Your Dreams in Your New Home Boerne

You spend time and effort creating a beautiful home, carefully decorating every room. Your master bedroom is warm and cozy; your family room is eclectic and comfortable; your kitchen is country and classic. But what about your formal dining room? For some reason the dining room is often the one room that lacks any personality. If this is the case in your home, it is not too late to create the dining room of your dreams in your new Boerne home with these six easy and affordable steps.

Step 1 – Walls

The first step is find the right background for your dining area. New paint is the easiest way to give your dining room a new look. You can go bold, especially with dark furniture like red or a forest green. You can also go bright, with white on white.

Step 2 – Lighting

Update your dining area with new lighting fixtures. Metal and industrial lighting are trendy right now and can balance an otherwise natural or soft style. Or, spruce up a plain dining room set with an ornate chandelier if it is in the budget.

Step 3 – Chairs

An inexpensive way to change the look of your dining room set without buying new furniture is adding slipcovers to your upholstered chairs. You can give your whole set a new look with just a fabric change. Personalize the new look by adding your monogram to the slipcovers for a classic style.

Step 4 – Floors

A beautiful rug can do wonders for bringing your dining room to life. Do you have an old rug that is hidden away in the spare room or tucked away in the garage? Pull it out and let it get seen under your dining room set. This is a great addition of texture and color for dining rooms that are mostly smooth or wood surfaces.

Step 5 – Décor

Do you love to serve wine with your meals? Let your wine collection add flavor to your décor as well as your meals by displaying your wine in racks in your dining room. Wine not your thing? Display your favorite dish set or glassware instead as an affordable way to personalize and decorate this special room.

Step 6 – Centerpiece

Even when you’re not using your dining room, make it picturesque with a lovely centerpiece for the table. Keep a vase of fresh flowers, an easy to care for succulent or a seasonal decoration in the center of the table to make this room stylish all year round.

Is it hard to imagine your current dining room as the one of your dreams? Maybe it is because you are still waiting to build your dream home. Make 2016 the year you finally build that new home in Boerne. Call us at Scott Felder Homes to begin making that dream home a reality as your New Year’s resolution for 2016.

9 Things (Other than Photos) That Will Look Great on Your New Home Austin Gallery Wall

Yes, your family is beautiful and all of them are worthy of adorning the walls of your home. However, when it comes to creating your gallery wall in your new home in Austin, why not try to add some new ideas instead of only photos? Create an interesting gallery wall by adding a few of these nine items for a tasteful, personal display.

1. Momento shadowbox. Create a shadowbox full of momentos such as postcards, event tickets and other trinkets. This is a fun way to create art from your memorable trips and events instead of throwing away those artifacts or shoving them in a box in your closet.

2. Family art. Make a splash on your gallery wall with some true masterpieces – your children or grandchildren’s art! Frame those crayon treasures and make them part of your display. After all, to you they are worth more than a Picasso.

3. Fabric prints. Add a little color and texture to your gallery wall by creating fabric wall hangings. This can be a fun way to use those old clothes or drapes that you no longer use but have a great print. Just wrap the fabric around a thin square of foam or some other material and hang it on your gallery wall.

4. Monograms. Sprinkle a few letters of your monogram throughout your gallery wall to personalize it for your family. Find unique letters in antique stores or make them yourself.

5. Needlepoint art. Another fantastic way to use fabric for your gallery wall is with needlepoint art in embroidery hoops. The hoops make a great natural frame for your beautiful needlework.

6. Antique trays. Trays are not just for your coffee table. Display those beautiful antique trays as the works of art they are on your gallery wall.

7. Create depth. Look for a centerpiece that has a 3D effect, creating depth for your wall. A protruding art piece in the center can turn a dull wall into a dramatic work of art.

8. Bring nature home. Those seashells and pressed leaves can make lovely additions to your gallery wall when tastefully framed. Combine wood, stone and other natural elements in creative art pieces.

9. Live pictures. Bring your gallery wall to life with different sizes and shapes of mirrors. Make anyone who pauses to enjoy your art wall part of the art! Cluster them or sprinkle them throughout your other pieces, choosing unique mirrors in creative frames.

Your home should be a showcase for everything you love, including those photos of your family. When you are ready to build your new home in Austin, let us help you create a home that reflects your tastes. Our design team will help you choose the elements and features that will fit your family to a tee, from the front door to the family room. New Home New Braunfels: Clever Ways to Make the Most of Your Small Dining Room

Do you bump elbows with your neighbor while eating in your dining room? Many homes are not equipped with much space in the dining room, making it a challenge to use and decorate. However, even though you have a small amount of space to work with, there are ways to make the most of it. Here are some clever tricks and tips to make your dining room seem larger and less confined.

Repaint in Light Colors

The first step to making your small dining room seem larger is using light colors on the walls. Darker colors and patterns can make the walls seem even closer in a small space. Use white or another light color to open up the space and make the room seem larger.

Keep Window Dressing to a Minimum

If you have windows in your dining room, don’t overdo it on window dressings. Bulky drapes can make the room look cluttered and closed in. Use slim and simple window dressings to reduce protrusions into the room.

Go Circular for Your Dining Room Table

A round dining room table will fit better in a small room than a square or rectangle table and make the room appear larger. Cutting out the corners makes more space and you won’t need to elbow the person next to you while enjoying your meal. Use a table with a pedestal to make even more room for your family’s legs, leaving more room for extra place settings.

Use Simple Chairs

Around your circular table you will want chairs that take up less space. Choose sleek chairs without armrests to save space and make it easy for guests to get in and out of their spot. When using slipcovers, choose sheer designs to reduce bulk.

Hang Mirrors

Have you ever noticed that RVs are full of mirrors? This is a simple way to make rooms look larger. You can use the same clever trick to make your dining room appear larger than it is. For closed dining rooms, try to add mirrors on at least two of the four walls to create an illusion of space.

Remove False Ceilings

If you can’t make your dining room larger in square footage, try giving it more vertical space. If your dining room has a false ceiling, remove the lower ceiling and add space above. Although it won’t make the room any larger, it will look larger with a vaulted ceiling.

Although these are all great ways to make the most of a small dining room, it doesn’t change the fact. If you love to entertain, why should you need to squeeze guests into a small space? Maybe it is time to get the home you have always wanted that will fit your lifestyle. If you are ready to design your new home in New Braunfels with a dining room that will accommodate your entertaining aspirations, let our design experts at Scott Felder Homes work with you to build your new dream home.

8 Ways to Make Your Bedroom the Coziest Place in Your New Home San Antonio

Winter is here and it is finally cool enough in San Antonio to swaddle your bed with fluffy blankets to snuggle down for the night. Embrace these cooler months by making your bedroom warm and cozy, enjoy the opportunity to seek heat instead of trying to cool down. Here are eight ways to make your bedroom a cozy oasis in your San Antonio home.

1. Add a furry or fuzzy rug. Let’s start with the floor. Regardless of whether you have carpet or hardwood floors, adding a thick, fuzzy rug by your bed will welcome your toes when you finally get the nerve to get out of bed in the morning.

2. Invest in a down comforter. Nothing beats a real down comforter when it comes to enveloping yourself for a good night’s sleep. A quality down comforter is light, yet insulating, a must-have for your bed in San Antonio.

3. Add chunky cable knit pillows and throws. Give the top of your bed the look of a cozy sweater by adding cable knitted pillows and a throw blanket for snuggling on top of the covers. The textures are ideal for relaying a comfy atmosphere.

4. Use curtains around your bed. There is something extremely cozy about a bed with curtains, like a reminder of blanket forts when you were a kid. Curtains pulled stylishly to the corners unveiling the soft bed is very inviting and perfect for your adult bedroom.

5. Trade in for a tufted headboard. The soft texture of a tufted headboard is just the touch to soften your bedroom and bring an extra coziness to the room. Trade in your metal or wood headboard for a new one covered soft, supple fabric, tufted with classic buttons.

6. Store extra blankets in an antique trunk. A large trunk is perfect for holding extra blankets and quilts for those especially cold nights. An antique trunk will look quaint at the end of your bed and offer a convenient place to sit when putting on your slippers.

7. Soften the room with wallpaper. An antique print wallpaper can make the room soft and warm for those long winter nights. Nestle in your bed and enjoy being surrounding by lovely florals that remind you of the warmth of spring.

8. Reading nook. Nothing is cozier than a place to get away from the rest of the family with a good book. Create a comfy reading nook in your bedroom with a soft chaise lounge or oversized chair with a small lamp table to illuminate the pages.

Want an even cozier bedroom? Let us create the ultimate bedroom for you in your new San Antonio home. The designers at Scott Felder Homes are experts when it comes to fulfilling our client’s dreams when it comes to designing their homes, including creating cozy bedrooms equipped with fireplaces and other classic touches. How to Organize and Create a Welcoming Entryway in Your New Home San Antonio

Whenever anyone visits your home you want them to feel welcome, especially during the holidays. Whether it is the neighbor from down the street or family visiting from out of town, from the moment they reach your doorstep, you want your new home in San Antonio to welcome them inside. Here are a few tips to organize and create an entryway in your home that beckons your guests in.

  • Decorate your door. A beautiful holiday wreath or more creative options for the holidays is a wonderful way to making your home look inviting. Even after the holidays are over, find ways to spruce up the outside of your door with seasonal décor to welcome guests all year round.
  • Add a runner. A beautiful runner is not just a great way to trap dirt from going farther into your home, it is a welcoming landing strip for your guests. The directional pull of a runner makes your guests feel compelled to come into your new home in San Antonio.
  • Brighten your entryway with color. Want to wow your guests when they walk through your door? Go bold with bright, warm colors in your entryway. If you have an actual foyer, you can paint the walls in a bold color; or, for small entryways, add splashes of bold color. If you have a stairway at your entryway, try painting your risers a bright color.
  • Create a display. Give your guests an intriguing display to begin their journey into your home. It can be a wall display or a slim table with interesting art pieces – whatever fits well into your entryway space. Mirrors are a great way to bring in light to a dark area and can be part of your display.
  • Organize shoes, coats and outdoor wear. If you don’t have an entryway closet, you probably have a coat or shoe rack near the doorway. While this is practical, make sure it is also not a cluttered mess. The last thing you want your guests to see first is a pile of dirty shoes. A tasteful coat rack and small shoe shelf keeps the area neat. Another idea is a bench with a built in shoe rack underneath – perfect for homes with kids that need a place to put on and take off their shoes.
  • Add a decorative chair. There is something about a chair next to a small table that is inviting and makes people feel at home. Find a decorative chair to place near a small bistro or slender console table. Add a slim table lamp to complete the ensemble.

Your entryway is the first thing that your guests will see as they enter your home. If you are building a new home in San Antonio, our designers at Scott Felder Homes can help you plan a fantastic foyer or entryway to invite your guests in to your new home. Call us today to begin designing the perfect home for your family right here in San Antonio!

What You Need to Know Before You Buy a Vintage Rug for Your New Home Boerne

A beautiful, vintage rug can add elegance and class to any home. However, there is a vast difference in the quality and value of rugs available for purchase. Before you spend hundreds, even thousands, of dollars on a vintage rug, make sure you know what questions to ask your rug dealer and what to look for to get the best rug for your money. Here are a few tips to keep in mind when purchasing a vintage rug for your new home in Boerne.

  • Know the rugs origin. The weave, material and design of a rug are all clues to where it originated. It can also tell anyone with a keen eye whether it is vintage or a replica. If you are not a rug expert, make sure you ask your dealer about the origin of the rugs that catch your eye. A good dealer will be able to give you a history of the rug based on its texture, design and materials. Ask about what makes each rug unique and learn about the origins before investing your money.
  • Determine the value. What makes a vintage rug valuable is its uniqueness and quality. You can buy rugs all day long that are mass produced. Talk to your rug dealer about what makes the rug unique and special to determine whether it lives up to its price. The reason you pay more for a vintage rug is to have a unique piece of floor art that you can call your own. One person created the rug from hand and made small imperfections within the custom design, which is what makes it so valuable.
  • Vintage means it will have wear. If you want a perfect rug without blemishes or imperfections, you don’t want a vintage rug. A true vintage rug will have some imperfections and even some wear. But this is part of the charm. A vintage rug should look like it has been passed down generation to generation; the colors will be a little muted, but the quality will still be apparent.
  • Buying new instead of vintage. You can get a good quality new rug that can appear vintage. The main difference is your rug will look new and not be as unique as a truly vintage rug. However, if you are not set on having a one-of-a-kind rug, there are plenty of quality, beautiful new rugs that are designed to look vintage.

A beautiful vintage rug deserves to cover the floor of a home that is also unique. At Scott Felder Homes, we customize each of our homes for our clients. If you are planning to buy or build a new home in Boerne, let us be your partner to design a home that is made especially for you. We can create a home that is perfect for you and your family where your vintage rug will look right at home.

Here’s the Secret to Decorating with Vintage Items in Your New Home Austin

Do you love shopping antique stores, flea markets and consignment stores to find vintage treasures? It is true; they just don’t make them like they used to, especially when it comes to some of those handmade items like rugs and furniture. Vintage finds are amazing, but sometimes blending them into your more modern décor and style can be a bit more challenging than you’d imagined. Here are the secrets to perfectly incorporating those vintage treasures into your new home in Austin.

Vintage Items Should Be Accents

As much as you love antiques and vintage items, you don’t want your whole home to be full of vintage furnishings. After all, your guests shouldn’t feel like they went through a time warp when they come through your door. However, those vintage pieces can add character to an otherwise dull room and are wonderful conversation pieces. A lovely antique book on your new coffee table is a perfect blending of old and new.

Try to find items that will fit in with your current pieces. For example, an antique camera will look stunning paired with a display of photographs of your family on a side table. A retro blender or toaster will be great for decorating your kitchen in your new home, with the modern version safely in your appliance garage for when you need those modern functions.

Blend Similar Styles

Often you can find vintage items that inspired modern contemporary furnishings, which is a wonderful combination. A vintage Art Deco chair fits nicely with many contemporary living room furniture’s sleek designs.

Blending similar lines and features can work well, but so can the opposite. An ornate vintage coffee table can offset a simple couch with clean lines. The secret is in keeping the vintage pieces to a minimum so they do not overpower the room.

Spotting Those Great Finds

The trick to decorating with vintage items is often not accomplished in your home; it is spotting the right items to buy. You need to be able to see an item’s potential, as it is used and more than just a few years old. Rarely will you find a piece that is perfect for your home as is, so look for that Art Deco chair that will just need some new upholstery or a scratched up coffee table that can be stained or painted. Also look for items that can be repurposed – make those old wooden milk crates into shelves or use an old console TV as a sofa table. Learn to see the hidden beauty in those items from days gone by and how they can enhance your home.

Although you love vintage items, when it comes to your new home, you want a house that is customized for you. At Scott Felder Homes, we will work with you every step of the way when designing and building you home to ensure you get the new home in Austin you have always wanted. How to Enhance Your Dining Room Space in Your New Home Austin

Did you just find out that you are hosting the holiday festivities this year? While there is already plenty of planning required to prepare the perfect holiday feast, you may also be concerned that your dining room space is not up to the task. If your Austin home’s dining room is verging on boring, there is still time to enhance this area before your guests arrive for the holidays. Here are a few tips on how to change your dining room from plain to elegant this fall.

  • Stylize your windows. A quick way to add color and style to your dining room is to change the window dressings. Try Roman shades with an artful design to add color and pizazz to a subtle room. For fall, use designs that incorporate the warm hues that represent the season.
  • Change your chairs. Just because your dining room table came with matching chairs doesn’t mean you have to keep them. If you have a traditional table, change up the room by adding antique chairs that blend styles.  Consider some Victorian or Louis-style ornate chairs that are elegant, but not overpowering when paired with a simple table.
  • Paint your walls. Another fast and inexpensive way to change your dining room space is a new color for your walls. For a light, airy room, stark white can be nice paired with a white dining set. But for a bolder look, choose a deep green or red; just make sure to offset it with lighter tones in your dining room furniture and window dressings to keep it balanced.
  • Swap out some wood. Is your dining room space filled with wood furniture? Too much wood can make the room look flat. Swap out your cabinets for some painted pieces to give your dining room dimension.
  • Why not wallpaper? Wallpaper is back in a big way and can be just the key to dramatically changing your dining room space for the holidays. An elegant design can enhance your existing furniture and change the entire look of the room.
  • Concentrate on the centerpiece. If you just don’t have the time or budget to revamp your dining room before you host Thanksgiving or another holiday meal, focus on the centerpiece. Adding an elegant candelabra along with a seasonal horn filled with a cornucopia of fall flare can spruce up even the plainest dining room table. To tie it all together, add a few decorative wall hangings, chair covers, or new tableware and you are ready to host your guests in style.

A beautiful dining room space is just one part of having a home that is equipped for entertaining. If you are thinking of upgrading to a new home in Austin, let our talented team of designers at Scott Felder Homes help you create the perfect home for entertaining. From a stylish, elegant dining room to a custom kitchen and outdoor living area, we can help you create your ideal home and be ready to entertain all year round.

Add Fall Design Trends Designers Can’t Get Enough Of to Your New Home Austin

While spring and summer decorations are lovely, fall and winter décor has its own marked appeal, making your home feel bright, warm, and inviting. This year designers are embracing trends that give your abode a homey feel while still making it lively and exciting. It is time to revel in and enjoy the season. Make your new home in Austin feel comfy by adding some of these fall design trends that designers can’t get enough of this year.

Black and White
Both black and white have their place this year in fall design trends. While you may have put away your white clothing for winter, white-on-white interior design is a popular trend to brighten your home during the fall and winter months. While many designers are using this trick, others are going to the other end of the spectrum with all-black decor. Contrasting a black background with bright colors can be very striking and is another emerging trend for décor this fall.

Add Bold Patterns
Don’t be surprised to see bold prints adorning couches and chairs everywhere this season. Unique prints and patterns are popping up left and right, from zebra prints to ikat and geometric patterns. Add some bold throw pillows or go all out with ikat drapes or new bold wallpaper to give your Austin home a modern makeover.

All year metallic features have been hot in kitchen design, from copper and gold fixtures to the metal accent lights hanging down above breakfast bars. For fall, the metallic craze has moved into the living room with furniture upholstered with metallic leather. The shiny material paired with more subdued textures will make your home sparkle during the upcoming holiday season.

Knitted Accents
Sleek is out and chunky is in. Fat, knitted throw pillows (maybe in a bold geometric design to combine popular trends this fall) or a bumpy crocheted throw are great elements to add to your décor this year. Think chunky, comfy and cozy when picking out those items to snuggle with on your couch this fall and winter.

Shiny Malachite
Looking for a unique fabric to upholster your dining room chairs? Malachite fabric is soft and shiny, bringing that metallic element in to brighten your dining room. This sumptuous fabric is perfect for adding a little glamour to your holiday feasts this year. Of course, you don’t have to limit its use to the dining area; you will likely see this fabric upholstering living room chairs and couches, and often paired with a black accent.

Does your whole home need a makeover for the fall? Why not start from scratch with a custom built home in Austin from Scott Felder Homes? Design your new home with all the newest options in interior design with the help of our fantastic design team. Designing an Elegant and Efficient Office Space for Your New Boerne Home

An in-home office space is often a necessity as more and more people are working from home. This is your chance to have the office space you’ve always wanted. Make sure you take these steps into consideration as you design your next at-home office space.

  • Location – Home design often leaves such considerations as the location of a home office on the back burner. It winds up being in the leftover room after all other living areas have been accounted for. Do yourself a favor and select an area that’s optimally suited for getting work done. It should be away from high traffic areas and distractions. If you’re using a computer on a wireless network, make sure you’re getting an adequate signal at your office location. It may require relocating or repositioning your router.
  • Space – Too often home offices are designed with a drastic underestimation of required space. You may be sitting at a desk, but that doesn’t mean you only need room for a desk and a chair. Give yourself room to pace, stretch out occasionally. Your productivity will be greatly improved if you give yourself some breathing room.
  • Make Use of Vertical Space – It may not be feasible to have an office as large as you’d prefer, in which case you need to make the most of the space you’ve got. Use shelves or cabinets for wall storage. A small bookcase can help you organize as well as keep your reference library within reach. A built-in bookcase will offer more floor space.
  • Lighting – As with sufficient space, the importance of adequate lighting cannot be overstressed. Eye strain, headaches and fatigue result from poor lighting, especially if your work involves staring at a monitor. Natural light should also be available. Give yourself a window with a view.
  • Comfort – Don’t skimp on the chair, trust us on this. You’ll thank us later. You may wind up spending more on the proper chair than a decent desk, but it’s worth it. A less than ideal desk won’t give you back spasms or arthritis. Seriously, do some research before settling on your office chair. Look for ergonomic chairs with adjustable lumbar support.
  • Color – Your office décor should inspire you to do what you do. Whether you need soothing or invigorating to get yourself in the mood, select a color scheme that literally sets the tone for you.
  • Power Up – Availability and location of power outlets for your work area is essential. Consider what your work will require and the power requirements for those things. Computer, printer, desk lamp, wireless router, phone etc. should all be within reach of a power outlet without causing a trip hazard.
  • Dedicated Phone Line – If you’re running a business from your home, you will want to install a separate phone line from your home phone. Be sure to have a phone plug in your home office, or at least a cordless phone within range of its base.

Our fantastic designers can help you design the perfect home office in your new Boerne home. At Scott Felder Homes, we considered all the elements you will need to create the perfect home for your needs.

5 Kitchen Storage Solutions for Your New Braunfels Home

If there’s one thing homeowners can agree on, it’s that you can never have too much storage in your kitchen. Cabinet and pantry space can disappear faster than last night’s dessert, so discovering creative space-saving ideas is like a gift from above.

Your kitchen is a sacred place, and organization is everything. When your kitchen is disorganized, even the simplest task becomes a monumental chore.

Design your kitchen to provide you with all the storage you need for cooking, dining, entertaining and cleaning. When you’ve got a place for everything with everything in its place, life is a breeze even when you’re peeling onions.

To help ease the congestion and extra work from kitchen clutter, use these 5 kitchen storage solutions when designing your new New Braunfels home.

  1. Pull-out Pantry – Finding additional storage space in your kitchen can be a simple as reclaiming unused existing space. Maximize the real estate you’ve already got available in your kitchen by installing a pull-out pantry, for instance between the refrigerator and adjacent wall.
  2. Kitchen Island – An island in your kitchen will serve as a work and food prep center, storage space and informal dining area. There are numerous styles and sizes available that can include a stovetop, sink and enough space to store your cutlery, spices, cookbooks, cleaning supplies or just about anything else you need at your fingertips.
  3. Lazy Susan Cabinet – Make the most of your corner cabinet space, turn that hard-to-reach space into handy storage! Rotating shelves will provide convenient access to dry or canned goods, bakeware, you name it. This smart solution puts every inch of that cabinet space to good use.
  4. Appliance Garage – You love having a full complement of countertop appliances, but not so much the unsightly clutter they often present when not in use. The solution? An appliance garage that neatly and discretely tucks away those gadgets until your next cooking session. Built into the upper cabinets in pull-up, roll-up or hinged configurations, the appliance garage is a storage solution that will blend seamlessly with your kitchen décor.
  5. Rolling Cabinet – When you want the convenience of an island and the flexibility of having it where you need it and tucked away when you don’t, the rolling cabinet offers the best of both worlds. An excellent kitchen storage solution that can take advantage of that space under your built-in desk. Use it for additional storage as well as a food prep surface or bar cart that’s easily cleaned, then roll it back out of the way when the party is over and the work is done.

A little imagination and creativity will go a long way in gaining the most from your kitchen space. Think vertically, make use of floor-to-ceiling area with shelving, pot racks and counter space. Our incredible desig team at Scott Felder Homes can help incorporate these and other storage solutions into your New Braunfels home.

5 Tips for Planning the Pantry in Your New San Antonio Home Design

The plans for your new San Antonio home include all of the design features you need for it to perfectly match your busy lifestyle. One of the rooms you stay busiest is in the kitchen. You love to cook and entertain, so the kitchen needs to be well stocked and organized for creating those big meals.
Few people understand how many elements go into planning for a pantry in your kitchen. Making sure it follows these 5 tips can eliminate a lot of hassle and inconvenience.

  1. Form Follows Function – Knowing how your pantry will need to serve you is the first step in determining what design elements should be involved. For the homeowner who plans to store a large quantity of dry goods and do a lot of cooking, for instance, the area set aside for the pantry should be generous and easily accessible. You’ll want to have your recipe ingredients close at hand.
  2. Whenever Possible, Make Use of Unused Space – If your kitchen adjoins a stairwell, you may be able to incorporate the pantry into the area under the stairs to maximize valuable real estate. A galley kitchen floor plan may call for some vertical ingenuity, making good use of shelving instead of a traditional pantry.
  3. Size is Determined by What’s Being Stored – This sounds simple enough, but is often overlooked. During the design phase, it’s easy to let the floor plan dictate dimensions at the expense of utility. If you plan to store a month’s worth of groceries in your pantry, including large mason jars, then the area allotted for the pantry and the height of the shelves should be planned accordingly.
  4. Avoid Wasted Space – Your pantry should be designed so that it holds everything you plan to store, with everything within reach. That means shallow shelves so that nothing gets buried out of sight. Ideally, your pantry shelves should be about 8 inches deep. If the area you plan to use for your pantry is any deeper than 16 inches, consider using a pull-out design to avoid this problem.
  5. Landing Zone – Wherever you plan to build your pantry, there should also be a nearby landing zone. That is, a level horizontal surface about countertop height for placing grocery bags, and for setting down items for storage in, or removal from, the pantry. Planning ahead will make it much easier when it comes time to unload groceries!

Remember that your pantry is there to serve your purpose. If it’s intended for long-term storage or it’s located more than a step or two away from your food prep area, you might want to add a second smaller pantry in the work area. Make sure that your pantry has adequate lighting for locating supplies and reading labels. Your personal design team at Scott Felder Homes can help you incorporate the right-sized pantry into your kitchen design to meet all your needs for your family in your new San Antonio home.

New Home San Antonio: 5 Must-Haves for your Outdoor Kitchen Design

A house just isn’t a home in Texas without an outdoor kitchen with all the trimmings. You love to grill and you like to entertain, so you want to design your new San Antonio home with an outdoor kitchen that’s up to the task.

As the warm weather returns, make sure you’re ready to get cooking on the patio. For impromptu barbecues or dinner parties, your outdoor kitchen design needs to be just as functional as it is stylish. See our 5 tips for what you absolutely must have for the perfect balance.

  1. Full-size Sink – You designed your home with the help of our expert designers at Scott Felder Homes to include an outdoor kitchen so you can enjoy the outdoors while you cook. Your design should allow you to stay out there without a lot of running back and forth. A full-size sink with hot and cold running water in your outdoor kitchen lets you clean utensils, rinse vegetables, and makes food prep and cleanup a whole lot less of a hassle when the party’s over.
  2. Lighting – Your food prep area should have adequate lighting, of course, but don’t forget ample lighting for walkways, steps, dining areas and accent lighting. Set the mood while making the work space around the grill functional for evening parties and late night grilling. Choose the proper lighting to match the function. Bolder lighting for food prep area, softer lighting for dining and gathering areas.
  3. Outdoor Refrigerator – One less reason to have to make a trip to the indoor kitchen, you’ll have everything you need to keep chilled within reach. Condiments, cold beverages, meats and chilled wine are at your disposal for quick and easy prep or serving.
  4. Built-in Grill – A kitchen just isn’t a kitchen without a place to cook, and a built-in grill with multiple burners will let you prepare several dishes simultaneously. Choose a grill with a large enough cooking area for chicken; side burners are handy for cooking veggies or a quick no-mess burger.
  5. Pizza Oven – Man cannot live by barbecue alone, or so we hear. Seriously, who doesn’t love a fresh-baked pizza? And what could be better than baking it yourself by the fireside, in the great outdoors?

What your outdoor kitchen is made from is as important as what it includes. Choose materials that are durable, easy to clean and sturdy. Your outdoor kitchen will be exposed to the elements and your cooking sessions are apt to be dirty and greasy occasions. Make life easier for yourself, and extend the life of your outdoor space by choosing outdoor-grade appliances, and weatherproof surfaces.

Make sure to discuss your plans for an outdoor kitchen when designing your Scott Felder Home in San Antonio. Our designers can ensure you have all elements you need for the ultimate outdoor kitchen, from easy access from your indoor kitchen to your outdoor living area to plumbing, electrical and other needs.

New Austin Home: 5 Top Tips for Picking Paint Colors

Time to paint your new home! For some, that’s a clarion call to express their inner artist, for others it’s a portent of dread. However you feel about house painting, there are some very useful guidelines to keep in mind to help you choose the right colors for your home. Choosing the proper palette can add depth, charm, warmth or character to a room. Getting it just right can be a bit daunting. By following these 5 tips, picking paint colors for your new Austin home will go a little smoother.

1. Balance Your Colors– An excellent rule of thumb in interior design is the 60-30-10 Rule. Keep in mind when decorating a room that 60 percent of the color should come from the walls, 30 percent from upholstery, window treatments and floor covering; and 10 percent of a room’s color should come from artwork, accent pieces, etc. Don’t overpower the room with too much color on the walls or leave it to too plain with no color at all. Think through your entire color scheme before deciding on your wall color.

2. Choose the Right Finish – Even the right color can look wrong in a space when the finish doesn’t fit. A glossy finish may add brightness to one room, but come off as too harsh in another. For a softer overall feel, a matte or flat finish would work versus a semi-gloss. In high traffic areas that may need frequent cleaning, sticking with a glossy finish will make cleanup a lot easier.

3. View Larger Paint Samples – A paint color that looks fabulous on a small square may turn out to be too much on a full-size wall. Talk to your Scott Felder designer about viewing examples of colors in finished homes; a full room can look much different than that tiny sample.

4. Match the Shade Not the Color – The color you chose for the walls perfectly matches your sofa/loveseat set. Together, the combination of identical colors can come across as a bit too much. Try using a lighter shade of the same color rather than an exact match to add depth and texture.

5. Choose Color Based on the Room’s Purpose – Bright colors are a great choice in a kitchen to add vibrancy and light, but bold colors may not create the relaxing environment you want for a bedroom. Consider how – and when – you use a room to decide what colors work best.

At Scott Felder Homes, we can help you choose the right color scheme for your new home in Austin. We can discuss the newest trends in color designs as well as matching your new home to your personal style and existing accent pieces. The final result will be a home that is perfectly designed for you and your family, where each room provides an environment perfectly suited to its purpose and your lifestyle.

How to Select Unique Art For Your New Austin Home

Looking for artwork that’s out of the ordinary to accent your new home? An eye-catching piece for your bookcase, or wall mural for the den? There’s no shortage of great and unusual art in Austin, so finding that unique work of art is less a question of where to look than what to look for.

Art is a form of self-expression for the art lover as much as for the artist, so choose something that resonates within you and your home. Remember, you’ll be looking at it every day. Choosing something just because it fits the color scheme will only work until you decide to redecorate. Look for art that you’d decorate your house around if you had to, art that you simply love.

Select a style of art that suits the architectural style, size and interior design of your home. Folk art is a fabulous choice for dens, log cabin or ranch-style homes, for instance. If you’re choosing a wall hanging, be sure you’ve got sufficient space to display it at eye level with enough space around the piece to enjoy its beauty at the proper distance.

Ambient lighting of the area in which the art will be displayed is another factor to consider.  Large intricately patterned paintings that invite close inspection, as an example, might be better suited to a brightly lit high-ceilinged living room than a narrow hallway with muted lighting.

Your selected art’s content should match that of the room in which it’s displayed. What’s the theme of your space? Does the art fit the mood of its surroundings?

Austin is home to some of the most uncommon artists and artisans in the country, whose creations may very well be just what you’re looking for to complement your home décor.

Here are some places in town where you’ll find some delightfully extraordinary art for your home:

  • Austin Art Garage – Here you can peruse through a gallery of samples from local artists, all under one roof. Paintings, drawings and other artworks are on display. The friendly and very helpful staff assist local artists by sharing their wares, as well as patrons looking for that one unique piece for their home. Check out some of the artists and their collections here.
  • Art on 5th – One of the largest galleries in Austin at over 6,000 sq. ft., Art on 5th has collections of contemporary art from local and world-renown artists. Originals, prints and posters are available for purchase as well as custom framing.
  • Yard Dog Art – Originally a folk art gallery, this showcase for unconventional artists and their work has since broadened its appeal to include a wide range of styles. Art may be purchased at the gallery or online at the gallery website.
  • Artworks Austin – Fine art, glass, lamps, sculpture, custom framework, Artworks is a one-stop shop for some of the best art in Austin. You can decorate your entire home in art of all kinds here. Wall murals, paintings and that perfect centerpiece for your mantel. Find it all at their gallery, or shop here online.

Want to match your home décor to your art collection? Discuss your prized pieces with your Scott Felder Home designer and which rooms they will inhabit.

How to Create a Welcoming Guest Bedroom in Your New San Antonio Home

One of the great aspects of having a new, large home is inviting friends, family and even colleagues to stay the night in your extra bedroom. To ensure that your future guests are comfortable in your new home in San Antonio, you want to create a welcoming atmosphere in your guest bedroom. Here are a few tips to help you plan and prepare your extra bedroom for overnight guests.

  • Soft, neutral colors. Guest bedrooms may be used males, females, young and old, so decorate accordingly. Start by using neutral colors for the walls, such as beige, caramel or off-white. Add soft colors for a warm, welcoming atmosphere in the bedding and window treatments.
  • Add a desk and lounging furniture. Give your guests an area to check their email or just relax while making a call home with a desk plus a comfortable chair or chaise lounge. Think about a well-designed motel room that combines a bedroom with an office as your inspiration. Make sure there are outlets available to charge their electronic devices and that they have access to Wi-Fi or internet connections.
  • Leave a snack. Your guests may not have had time to eat before they arrived, so give them a little snack and beverage to hold them over until the next meal. Leave a tray with a few bottles of water and some snack items in the guest bedroom for their arrival. Make sure to consider any dietary restrictions they may have when leaving food items.
  • Temperature control. It is ideal to have individual temperature controls for guest rooms. However, if that is not possible, make sure to leave extra blankets in case your guest is a little chilly. An extra pillow or two is also appreciated for a good night’s sleep.
  • Simple flower arrangement. Place a vase of freshly picked flowers in your guest room for a bright, fragrant touch. However, choose flowers that are not too overpowering in their scent; many people are sensitive to heavy flowery scents.
  • Bathroom supplies. Make sure to leave a basket or decorative tub with towels, soaps, shampoo and other bathroom supplies either in your guest bedroom or bathroom. Your guest will feel pampered and appreciate your thoughtfulness.
  • Personal touches. Want to make an impression on your guest? Personalize their room with small gifts you know they will enjoy. Leave a copy of the newest issue of their favorite magazine or maybe a dish with a loved candy on the bedside table. You will be remembered as the ultimate host or hostess.

If you are often entertaining overnight guests, planning your guest room should be an important part of your new home design. At Scott Felder Homes, we can help you plan every detail in your new home in San Antonio, including creating a guest bedroom that is easily accessible and has its own full bath. Our designers want your home to reflect your lifestyle, including welcoming guests into your new abode in the heart of Texas.

5 Texas Plants to Use in Your New Austin Home Landscape

Anyone who lives in Texas knows that landscaping can be a challenge. Texas weather can make it difficult to cultivate certain plants in your yard and gardens, which is why native plants are your best choice. To create a beautiful and functional outdoor area at your new Austin home, try incorporating these 5 native Texas plants into your landscaping design.

  1. Trees. If you are looking to add trees to your landscaping for shade or just beauty, you want a tree that is drought resistant. Some native Texas trees that can be good options include the Southern Magnolia, American Elm, Bur Oak, Bald Cypress. However, there are other great choices for trees we might have missed for your Austin home.
  2. Wildflowers. Most wildflowers are perennials and will come back year after year, making them a great addition to hillsides and your flower gardens.  Luckily, there are many native wildflowers that can add color and depth to your landscaping design. The Austin chapter of the Native Plant Society of Texas recommends these wildflowers for planting in central Texas:

    - Full sun areas. Texas lantana, Prairie verbena, Cherry sage and the Blackfoot Daisy.
    - Partial shade. Purple coneflower, Blue mistflower, Spiderwort and Winecup.
    - Full shade. Cedar sage, Heart-leaf skullcap, Tropical sage and White avens.
  3. Shrubs. Shrubs are excellent for adding dimension to your landscaping and can even become a natural privacy barrier. Some great options for the Austin area include the Texas Sage and Texas Mountain and they both do well in direct sun. Some others include Turkscap, American beautyberry and Rock Rose that are better in partial or full shade areas of your yard.
  4. Grass. You want the right grass if you hope to keep a lush, green lawn in Austin. One of the best varieties to plant are the native grasses that are drought resistant and hearty. For the best results when planting your lawn, try Buffalograss for your lawn, which is a native North Texas grass. For ornamental grasses, try Inland sea oats, Mexican feathergrass, Bushy Bluestem or Purple Threeawn.
  5. Vines. If you plan to add lattice or a pergola to your home in Austin, you may be interested in planting climbing or blooming vines in your yard as part of your landscape design. There are several vines that are native to Texas and will easily flourish, offering a green overlay and even flowers in the blooming varieties. For vines, some of the best blooming varieties for planting in Austin include Coral Honeysuckle, Crossvine and the native Passion vine.

Before you can begin creating the perfect landscape design for your Austin home, you need to first find or build your dream home in Austin. At Scott Felder Homes, we can help you find or create a beautiful home right here in Austin, perfectly designed for you family. One of the many reasons people find New Braunfels so enticing as a place to call home is the beautiful outdoors in this area of Texas. With rivers, lakes and plenty of parks to enjoy time in the outdoors, it is perfect for anyone that prefers to be under the big Texas sky versus spending time on the couch. But sometimes you want to stay home and still enjoy the great outdoors. So here are five inspirations to create your own outdoor paradise on your patio at your new home in New Braunfels.

  1. Water features. Water is what makes New Braunfels so lush and green, so why not add your own feature to your backyard patio? Some options include adding a lovely Koi or garden pond, a rock waterfall or maybe a lazy river, giving you the relaxing sight and sound of water right at home. It not only is a great focal point for your patio, it also can help cool your backyard on those hot Texas summer nights.
  2. Fantastic foliage. If you love traipsing through the woods around New Braunfels, bring some of that home by using creative landscaping design. Add crawling vines to cover your fencing or pergola that surround your patio, plus add plenty of native shrubs and trees for a natural, woody setting in your backyard.
  3. Natural stone. There are plenty of places near your new home in New Braunfels to explore caverns and some of the oldest rock formations on the continent. So why not bring some of that natural beauty home? Consider using natural stone for creating your patio, outdoor kitchen or pathways to give your patio a spectacular local feel.
  4. Wood patio furniture. Forego the plastic or metal patio furniture if you want a natural atmosphere on your patio. There are several varieties of oak trees that are native to Texas, so blend into nature with some lovely natural wood furniture. From tables to deck chairs, you can enhance the beauty of your backyard with the natural grain of wood.
  5. Fire pit. There is something about sitting around a fire under the fantastic Texas sky. The good news is you don’t need to leave the comfort of your fabulous new home to get the same feeling as camping. A centrally located fire pit is a wonderful addition to your patio at your new home. How to Make Your Home Office the Most Stylish Room in Your New Boerne Home

What room do you spend the most time in your home? Besides the bedroom, for many people the second most occupied room is the home office. If you work from home or own your business, your office is your personal space and should reflect your style. But even if you only use your home office to manage your personal affairs, there is no reason it can’t be the most stylish room in your new Boerne home. Here are a few tips to create the perfect home office.

Organize in Style

One thing that every home office needs is a great organizational system. Keeping everything in its place helps you be more efficient while keeping your office neat and inviting. But you don’t need stark filing cabinets to be organized. Add some flair with stylish hat boxes that can be used to organize and store your files. Another way to add texture and style is using wicker boxes, hiding away your paper while making your office look great.

For all your office supplies like pens, pencils, clips and other smaller items, use fun, colorful storage units like painted mason jars or mugs to organize. Keep your desk neat with sleek organizers that are designed in colors that compliment your office design.

Functional, Yet Comfortable, Furniture

Your home office should be a little more professional and functional than the rest of your New Boerne home, but that doesn’t mean it shouldn’t be comfortable and stylish. Choose a desk and chair that makes good use of your space; a sleek, white desk and matching shelves can brighten the room. Add an ergonomic office chair to keep your comfortable while you are working at the desk.

By saving space with your desk area, you can add in other furniture to soften the style of your office. A soft chaise lounge is a great place to stretch out with your laptop or tablet to check your email after hours of sitting at your desk. If you have clients visit your home office, make sure to add in some comfortable, stylish guest chairs.

Use Color to Brighten Your Home Office

While a white desk or shelving can brighten an office, soft hues of colors can create a beautiful ambiance in your work area.  Blend in color in your furniture, artwork and even your organizational tools to make your office inviting and soothing, keeping your stress levels down and creating an environment that spurs creativity.

Don’t forget your floors when adding in color to your office. A beautiful rug with the right blend of colors can add style and softness to your office.

Boerne is an excellent place to settle down in the hill country of Texas, especially if you have the luxury of working from a home office. If you are looking to build a new home in this beautiful community, talk to our talented designers at Scott Felder Homes. We can help you create the perfect home for your family, including designing a stylish home office.

The Perfect Kitchen Lighting for Your New Boerne Home

The kitchen is the heart of most homes; it is where meals are prepared, and for some reason, friends and family always seem to congregate. You want your kitchen to be well-designed, both in function and aesthetics. One of the important factors to creating the perfect kitchen is using the right lighting. Here are a few tips to choose the lighting fixtures that will combine both function and fashion for the ultimate kitchen in your new home in New Boerne.

Hanging or Pendant Lights

One of the trends in kitchen lighting is adding hanging or pendant lights, especially over the island or breakfast bar. These come in a variety of shapes, textures, materials and colors, from copper accents to those that are brightly painted. One option is the pleat box lights that are designed to have a texture reminiscent of cloth on the outside, giving the lights a softer, hooded style. For those who want a more utilitarian design for their kitchen, hanging lights with gold, copper, silver or black lacquer may be a better option.

Track Lighting and Spotlights

Another great style in kitchen lighting is the spotlight, tracking lighting or tam-tam lighting. These adjustable lights can be pointed in any direction, making them perfect for the kitchen. Point one toward the sink, another toward the prep area and yet another at the stove. The tam-tam design is similar to stage lighting and can come in solid black or various bright colors for each individual light. These are a great design option for those who want their kitchen to be center stage in their New Boerne home.

Chandeliers and Foyer Lights

Large, beautiful light installments like chandeliers and foyer lights are not just for the entry or dining room. They can also be added into your kitchen to make a bold design statement. More of these large light installments are being used over the kitchen island or bar area. You can choose from an intricate classic crystal chandelier to a more modern foyer light, depending on your style and taste.

Combining Lighting Options

You don’t need to choose just one lighting option when it comes to your kitchen. Use recessed lighting for a general glow and isolated lights such as pendant or track lighting to offer more illumination for certain areas.

Don’t Forget Your Pantry and Cupboards

Lights are not just for the ceiling. Make sure you can easily find what you need by adding lighting inside lower cupboards and inside your pantry. These lights are easy to add when you are designing a new home and can be incorporated into the overall kitchen design. You will be glad to have the extra lighting when you are trying to find that pan or spice that is hiding in the back of your cabinet.

Choosing the perfect lighting for your new kitchen in your New Boerne home is just one of the details our designers at Scott Felder Homes will help you decide. We have a vast selection of all the newest trends in kitchen lighting to help you create the ultimate kitchen in your new home.

Enjoy the Beautiful Fall Weather
Once the temperature numbers begin to fall out of the triple digits in September, it is time to explore all the outdoor activities that Austin has to offer. While there are plenty of indoor activities such as museums, music venues and art exhibits, September is the perfect time to get outside and enjoy the beautiful weather. Some ideas for your outdoor adventures include:

  • Rock climbing. Although there are plenty of indoor rock climbing walls, outdoor rock climbing is a popular activity in Austin. There are three great parks around Austin that offer rock climbing, including Bull Creek Park, Barton Creek Greenbelt and McKinney Fall State Park.
  • Hiking. If you just want to get out in nature for a hike, there are many wonderful trails around Austin. Try the Riverplace Nature Trail, St. Edwards Park or McKinnley Falls State Park for great trails.
  • Swimming. Now that the kids are back in school, the swimming holes are a little less crowded. Take in a swim at Barton Springs, Hamilton Pool or in the San Marcus River, some of Austin’s great natural swimming spots.

Ten Tips to Settle Into Your New Home in New Braunfels

So you are finally moved into your new home in New Braunfels. Although there are still boxes everywhere and so much to left to unpack, the hard part is over. Now it is time to turn this new house into a home. Beyond putting your items away and decorating, there are still a few things you need to do to help you settle into your new surroundings. Here are 10 tips to get your feet firmly planted in your new home and neighborhood.

  1. Get your address changed. If you haven’t done it already, make sure your address has been changed with the post office. In addition, call the companies you have accounts with to change your address, like credit cards, insurance and your bank.
  2. Make your emergency phone list. Are you new to New Braunfels or the neighborhood? You may need to update your emergency contact list for the fire department, utilities, your security company, and emergency contractors like plumbers and electricians.
  3. Investigate your new home. Do you know where the circuit breakers are and the location of the shut for the water main? These are details you need to familiarize yourself with before getting comfortable in your new home.
  4. Check out the neighborhood. Map out where the nearest gas stations, grocery stores and dry cleaners are near your new home. Is there a park nearby or a place for the dogs and kids to play?
  5. Backup security. Do you have friends or family nearby that can be trusted to keep a spare key to your home? If you are locked out or need someone to access your home in an emergency while you are away, it can be beneficial to have extra keys made for your backup security people.
  6. Start planning your outdoor area. Now that you are moved in, the fun of creating a beautiful outdoor area can begin. If you need help, contact a local landscaper that can help you with your design.
  7. Plan for safety. No one wants to think about an accident in their new home, but it something you need to consider. Make sure you have smoke detectors all in place, along with fire extinguishers and carbon monoxide detectors.
  8. Introduce yourself to your neighbors. If you neighbors have not yet come by to say hello, they are probably just letting you get settled. Take the initiative and introduce yourself to your new neighbors.
  9. Neighborhood rules. If you belong to a HOA or just are new to the area, it is important to know the rules of your new neighborhood. There may be city ordinances you need to follow or HOA rules that pertain to how you maintain your home.
  10. Take a load off. Yes, there is plenty to do when settling into a new home, but don’t forget to sit back and enjoy your beautiful new home.

At Scott Felder Homes, one of the best parts of our business is handing over those keys and watching our clients begin settling into and enjoying their new home. Congratulations on your move in!

Modern bathrooms have given way to transform the functional to fabulous. Consider these modern bathroom details to include in your new Boerne home.

Serene Shower Amenities

New Boerne Homes: The Only Place in Texas Where Bigger isn’t Necessarily Better

It is true that in most cases, in Texas bigger is better. But when it comes to the ideal place to build your new home, maybe a smaller town can have a bigger appeal. Boerne is a small community with the amenities of a town much bigger than its size. Find out why this little town in the heart of Texas is becoming such a big hit with new homeowners.

The Basics About Boerne

Although still a small town with just over 12,000 in population, Boerne is not a new comer to Texas. In fact, Boerne was settled 150 years ago by German settlers who left their mark on this quaint town. Located north of San Antonio off Interstate 10, Boerne has the small town atmosphere with big city amenities right down the road. In minutes, you can be in San Antonio, yet have the joy of living in a close-knit community that so many families desire.

The Cibolo Nature Center has 100 acres with four distinct ecosystems that support many different types of plant and wildlife. For nature lovers, Boerne is the perfect place to live, with miles and miles of trails to explore all the interesting grasslands, marshlands, river bottom and woodland ecosystems.

Hill Country Mile

Boerne is in the Texas Hill Country, which is why the Hill Country Mile is aptly named. This downtown mile long trek is one of the attractive features of Boerne, with paths that stroll near the Cibolo Creek and pass by historic homes and parks along the way. There are over 140 buildings on the historical register, making it an interesting place to live for any history or architecture buff.

The Hill Country Mile is also where you can find some of the best restaurants and retails shops in Boerne that give the residents the finest options without ever needing to leave their small community.  From tiny shops to sophisticated eateries, there is something for everyone down the Hill Country Mile.

The downtown area is also where you will find the many festivals and events that happen throughout the year. While Boerne may be small, it is a big attraction to visitors and tourists during these fun events. There are a dozen or more events that are scheduled to keep life interesting in Boerne, from the Kendall County Fair to the Harvest Moon Celebration. There is always something fun right around the corner for anyone who makes this quaint community their home.

If you love the idea of living in a smaller community, but you want to still have the modern amenities nearby that you have grown accustomed to, Boerne may be just the perfect place for you. 5 Tips for a Great Closet for Your New Austin Home

There are so many big decisions when it comes to building a new home that can take precedent over the smaller details that are so important when you move in. While your kitchen, living room and outdoor areas may be on the top of your mind, when it comes to your master bedroom, there is a smaller space that can make or break your bedroom organization: the closet. This portion of your home needs a little planning to ensure that it makes your life easier on a daily basis. Here are five tips to design a great closet for your new Austin home.

1. Smart use of space. Whether you have a large, walk-in closet or have opted for a large bedroom with smaller storage space, you want to maximize every inch of your closet. The best way to do this is to go vertical. Adding built in shelves and cabinets along the wall space under the hanging items will give you more storage, along with shelves above for extra items.

2. Let there be light. Everyone has had a poorly lit closet at one point or another in their life. Don’t make this mistake in your new Austin home. Make sure there is adequate light so you can find what you are looking for; this can include smaller lights above drawers and shelves that may be shaded from hanging items.

3. Accessory accommodation. Do you love shoes? Are belts and scarves your thing? If you have a large collection of certain items that will need to be stored, design your closet with this in mind. You may need a revolving tie rack or a shoe tower to make it easy to find your accessories. You will be much happier if the items you love to wear have their own space and are well-organized.

4. Extra additions. Would you like a laundry hamper in your closet, a hidden safe or maybe a full length mirror? These additions take space and need to be planned in your original design. Research ultimate closet designs to find the elements that you would enjoy and make sure to incorporate them into your space.

5. Getting in and out. Make sure there will be ample space for the door to open so it is easy to get in and out of your closet. Also, keep in mind that to clean your closet, you’ll need a little room to be able to sweep, vacuum and dust. Your closet should have enough space after it is filled that you can comfortably get in to find what you are looking for or be able to clean the corners when the time comes.

If you are considering building a new home in Austin, let our expert designers at Scott Felder Homes be your partners. We can help you find the perfect layout and design for your home, including creating the ultimate closet for your master bedroom. Call us today to get started!

Tips for Decorating Your New Home in Austin

At Scott Felder Homes, we can help you create the perfect new home in Austin. Our design experts will help you choose the layout that best meets your lifestyle in addition to all of the design features you could ever need. When it comes to making your new home in Austin truly yours, the design should reflect your personal tastes. Decorating your new home is one of the most important aspects of creating a home that truly feels unique to you. Here are a few tips to change the blank canvas of your new home into a work of art.

Start with a Plan

Unless you want a disorganized home without rhyme or reason to where things land, you need to have a decorating plan in place. Devise a basic plan for each room of the home, including colors and furniture to begin formulating an idea on how best to organize and blend the pieces. Knowing in advance where your existing furniture and keepsakes will go will also make the move in process much easier.

Another part of your plan involves what type of decorating style you want to achieve. Do you want a homey, lived in look or are you striving for a more formal appearance? There is no right or wrong answer, but knowing which direction you’d like to take makes reaching the final destination much easier.

Start with a Focal Point

If you are decorating your home on your own, don’t get bogged down in the detail right away. Start with the large items and the focal point of the room. In the family room, your focal point may be the entertainment center, while in your dining room, it is almost always the table. Start with the large, focal items and begin building around that concept.

Blend the Old with the New

Once you have a basic idea of the direction each room is going, you can begin to blend in your old keepsakes and antiques with the new furniture and window treatments you are adding to your new home. Find ways to incorporate your past in with the fresh new items for your future. This will bring out your own style and personality, making your new home feel comfy and cozy with both the new and the familiar.

Add the Finishing Touches

As your home begins to come to together, sometimes the final finishing touches are what make a room pop. It may be adding a decorative lamp or some jazzy throw pillows; sometimes it’s just that last little item that brings a room together. The fun part is finding that perfect piece to complete your vision. Shop antique and specialty stores to find those gems that will be the cherry on top of the sundae.

Building a new home and getting the opportunity to decorate it in your own style is a dream come true for many people. We are proud to be a part of that process at Scott Felder Homes. Let us help you or someone you love start building a dream home in Austin.

Renovate the Old or Build a New Home in San Antonio

Have you been dreaming of creating a large, spacious kitchen or you need more bedrooms in your new San Antonio home? As your lifestyle and family changes, your home may no longer meet your needs. When it comes to creating the best home for your family, you have two choices: renovate your existing home or build a new home. Here is a breakdown of the benefits of building a new home versus renovating your old home.

Cost Versus Value

With home renovations, it is important to consider how much value your renovations will add to your home. While kitchen renovations and room additions add the most value to your home in comparison to the cost, rarely do any renovations add a 100% to the value of the home versus cost. Most of the higher ratios for cost versus value renovations run about 80%, which means that at best, most remodels will only add $8,000 or less for every $10,000 spent.

With a new home, almost every penny spent on building is matched in value. Your home can easily be worth more than what you spend on building costs when it is completed. Dollar for dollar, building new versus renovating is a better investment.

Stress of Renovation Living

Most people must still live in their home while it is being renovated. Major renovations can take months, creating a very challenging living environment. With contractors coming and going, various stages of non-function throughout the home, dust, paint fumes and much more, it can be very stressful to live in a home going through a remodel.

The benefit of building a new home in San Antonio is you get to move into your home when it is fully completed. You get the finished home you want, without the inconvenience of living in a home as it is going through a transformation.

The Floor Plan and Space You Need

While you can add rooms and space to an existing home, it still may not have the space or floor plan you would prefer. With renovations, you still must work around the existing structure. With a new home build, you get to start from scratch. This gives you the opportunity to get the space, floor plan and design you want from start to finish.

At Scott Felder Homes, you will get the opportunity to plan your new San Antonio home with our experienced designers, custom designing your home to meet all your expectations. From open floor plans and number of bedrooms, to functional kitchens and outdoor living spaces, you can tailor your new home to fit your family and lifestyle needs.
